About this property
A truly unique property blending character and modernity, with flexible accommodation of over 2,400 sq feet of accommodation plus garaging. 4/6 bedrooms with 3/5 receptions. Close to Arford Common and King George V playing field.
Enjoying a corner plot position, with driveway parking and detached double garage. The garage has been converted in recent years to offer generous storage in addition to a home office/studio/home gym. The roof void of the garage also offers further storage if needed, and there is an electric charge point in the driveway.
The house has a fascinating history, having been extended in recent years, to offer a unique blend of modern family accommodation and the charm and quirky features of it’s 19th-century origins. Offering a flexible and versatile layout ideal for both family living and entertaining.
A deep covered entrance porch opens into a large reception hall with stairs to first floor landing.
To the right is the old former entrance to the house with a tucked away WC (with a very special door, which we will leave as a surprise for viewings!). From here you enter the most charming of rooms, the original sitting room, full of character, with exposed beamed ceiling and a decorative Inglenook style brick and beam fireplace. This is semi open plan to a study/snug area, which links the old and newer parts of the house. Continuing in the original part of the house there are two ground floor double bedrooms (or additional reception / study space) and a shower room, offering ideal guest accommodation or multigenerational living potential.
Moving to modern additions on the ground floor there is a modern triple aspect sitting room with feature wood panelling and patio doors opening directly onto the rear garden. Approached via double doors from both the sitting room and hallway is a large family kitchen with under floor heating, integrated appliances including two full size ovens, plenty of drawer and cupboard storage in addition to a generous central island which extends into a breakfast bar.
Turning our attentions to the first floor bedroom accommodation there is a double aspect master bedroom with formal dressing room and en suite with both free standing feature bath and separate shower unit. Three further bedrooms (two single’s and a double) and a modern family bathroom (with spa bath) complete the accommodation.
Mature hedging to both the front, rear and sides provides excellent privacy, on an already quiet residential road. The rear garden is arranged on two levels. The larger of the two is laid to lawn with two feature apple trees and a summer house. The upper level which is approached by a small set of steps is a good sized paved terrace ideal for outdoor dining, relaxing and entertaining. Access into the rear of the garage can be made from here too. All accompanied by well stocked borders providing colour and interest.
