Just 3 mins drive from vibrant shops and cafés, 5 from a good primary school and 6 from Hassock’s High Street and station with direct trains to Brighton, Lewes, Gatwick and London, inside has 224.4m2 (2415 sq. Ft.) of elegant rooms where creative design and a high quality finish has created a beautiful home which balances easy entertaining with restful, comfortable bedrooms for friends and family, the guest room en-suite.

Custom made, the kitchen flows from a sociable breakfast bar and the large walk in larder conceals plumbing for a washing machine. A ground floor w.c. Is discreetly tucked away, and outside, the scented gardens provide fruit and vegetables for the table and different ‘rooms to explore. Upstairs, the family bathroom has a designer finish and you are spoilt for choice of a principal bedroom as all four bedrooms are quiet, private and comfortable doubles with views, one of which is en-suite.

Why you’ll like it:
An absolute beauty, this historical home in an exclusive, downland village is secluded but not isolated as one of four, period terraced cottages on the border of farmland on a quiet but connected lane. Cottage by name but not by nature, all improvements have been sympathetic to the age of building -including secure off street parking, double glazing, the installation of luxury bathrooms and a stylish extension to create a dream, custom made kitchen dining room.
With timeless elegance, a beautiful beam overhead and 5.17 x 4.7m (16’11 x 15’5) in which to spread your wings, the living room delivers a perfect balance between private comfort and enjoying company. There is ample floorspace for sofas and the seating area by the handsome Chesneys wood burning stove offers a warm welcome.
Next door, all about embracing the restful countryside setting and idyllic garden, this sunny kitchen dining room is lined with windows. There’s plenty of space for a large family table by the French doors where guests can enjoy the view all year round, whilst overhead, skylights frame the night sky. Tucked away beyond a granite topped, social bar, the custom made kitchen is well planned with plumbing in place for a dishwasher, power and gas for the range of your dreams, and a deep cupboard conceals a washing machine which could stay, subject to circumstance.
With a stained glass window in one wall and frosted glass in the other, the commitment to retaining the property’s unique character continues in the discreet w.c. For visitors.
A tranquil haven surrounded by fields with grazing sheep, this beautiful garden has been a labour of love to create scented ‘rooms’ for a relaxed, al fresco lifestyle you don’t need to travel for. Designed for abundant seasonal colour and to provide fresh fruit and vegetables for the family, it’s a joy in all seasons. By the house, a lit, dining area looks over a long lawn surrounded by herbaceous borders for all year interest with lilac and other trees whilst mature climbers include a magnificent wisteria which shelters a pagoda in the far corner, where you can seek respite from the mid-summer heat and enjoy a pond with a fountain which helps our precious pollinators.
Beyond the lawn a spacious, secret garden has organised, raised beds for both fruit and vegetables and a lawn big enough for a deep paddling pool, and it is here where you will find the vaulted, double glazed home office/party space with power, where the French doors lead to a low maintenance dining deck which is private beneath a gazebo. There’s also a storeroom as
well as room to the side of the cabin for a bbq.
Returning inside, at the top of the stairs, the spacious bathroom of dual aspect is lined in Travetine stone which conceals underfloor heat. The large bath has a deep, stone surround, a high spec shower attachment – and great views! Touches of luxury include a bidet, a long hand basin with a vanity unit below it and a lit mirror above it as well as warming rails for towels.
Next door, the first of the double bedrooms looks across open countryside. Used as a peaceful study, there’s a built in workstation to one side of a period fireplace and the walls are lined with bespoke bookshelves. At the front of the house, the second bedroom is a big, bright double, with plenty of charm – and period fireplace- of its own, with fitted wardrobes to fill.
Up again, this time beneath a round window, the third double room has restful countryside views – which also makes it very private- and painted panelling in the historic hues of Farrow & Ball opens to reveal a wardrobe as well as under eave storage.
At the front of the house, the fourth double room is ideal as a guest room or a quiet principal, with plenty of floorspace, ingenious storage and a chic, en-suite shower room.
Agent Says:
“With an interior which combines historic charm with a social flow and a glorious, sunny garden with a private spot from which to work from home, this restful house is in an exclusive location close to shops and popular schools, including Hurstpierpoint College, with easy access to a station, the National Park and the A23.”
Owner’s Secret:
This beautiful, historic house is a light, sociable and happy home and we have loved its wonderful period character, particularly the beams and the fireplace in the living room. The one level flow through the house to the garden is ideal for pets or a growing family, and the garden is a private, scented sanctuary perfect for family time or for entertaining anyone of any age.
The location is perfect with the shops, station, schools and park all within a short drive – although you can walk across the meadows to the high street and primary schools in about 15 mins. We have delighted in the friendly community and slower pace of village life – although there’s always something happening locally like the historic St Lawrence Fair which is the centre piece of the Hurst Festival. Although it feels very rural, it is no distance to pop out for a quick pint of milk when the need arises, to go for a leisurely browse along the high street at the weekend or to take a trip to one of the excellent restaurants and bistro pubs or to pick up a quick takeaway in the evening. The train station is just a few minutes’ drive away, so we can easily be in Burgess Hill, Gatwick or on the beach in Brighton, and London is very accessible too.”
Where it is:
Shops: Local shops 4 mins drive, Hassocks 7 mins drive
Train Station: Hassocks Station 7 mins drive, 15-20 by bus
Seafront or park: Hurstpierpoint Rec 4 mins drive, sea 20-30 mins drive
Closest schools:
Primary: St Lawrence C of E Primary, Hassocks Infant
Secondary: Downlands Community School, Burgess Hill Academy, Patcham
Private: Hurstpierpoint, Burgess Hill Girls, Brighton College, Lewes Old Grammar all offer buses
The friendly community of Hurstpierpoint is on the edge of the South Downs National Park. Popular with families and professionals as it offers plenty of local shops, cafes and restaurants as well as recreational grounds which has sports and playgrounds- and the primary school is Ofsted rating good at the time of writing. Surrounded by other towns and villages which offer amenities like cinemas and stations, there are plenty of footpaths and bridle paths for countryside walks and rides, and the footpath from the lane opposite takes you directly onto the beautiful Hurst Meadows. The coast is easy to reach by train, bus or car and this is also a well-connected spot for Brighton, Lewes, Gatwick and London.
