The Tour

The home's dark-painted façade makes a quietly contemporary statement amid a row of period terraces, punctuated by new aluminium windows across all floors. From here is the porch, which is clad in Siberian larch. Inside, this space is space for outerwear and shoes, and a handy bench.

Every inch of the house was meticulously designed to improve everyday living. Birch plywood cladding has been applied throughout, creating cohesion while cleverly concealing cupboards and wardrobes across all floors. On the ground floor, microcement extends underfoot, complete with underfloor heating. All windows have electric blinds, and there are in-ceiling speakers in all rooms, including the bathrooms.
The main living space lies at the rear of the plan, overlooking the south-facing garden and flooded with light from a rooflight spanning the width of the room. The beautiful kitchen is fitted with handmade birch plywood units, while terrazzo has been used to form work surfaces. Appliances are fully integrated and include a large Fisher Paykel fridge/freezer, AEG oven, Elica induction hob, and a Hisense dishwasher. The sink, in the same material as the surfaces, has a Quooker tap dispensing hot, sparkling, and chilled filtered water.
At the front of the plan, tucked behind a pocket door, is a WC, dressed in a dark palette. Meticulous care went into the design of the staircase, handmade on site with birch plywood, a neat handrail, and integrated lighting, furthering the sense of continuity across all floors.
There are two bedrooms on the first floor with handmade birch floorboards. Here and throughout, eco paint colours are by Earthborn.
The front bedroom has partially vaulted ceilings, while the second, at the rear, overlooks the garden. Both spaces have integrated desks, while the second bedroom also has a pocket door that connects to a well-appointed office that overlooks the green roof-topped ground-floor extension. A spacious wet room on this floor, with an electrically operated Velux.
The principal bedroom is on the top floor. Birch plywood encases the space, creating a tranquil, cabin-like atmosphere. There are fitted wardrobes and a large window with an integrated seat - a perfect perch to admire the city's skyline. A wall of floor-to-ceiling plywood panels slides open to reveal an adjoining room, set beneath the eaves and thoughtfully designed with built-in shelving, reading space, reading lights, a foldable bed, and a desk.
There is a bright bathroom, exquisitely finished with ceramic tiles on the walls and floors. It has a full-height, custom-made mirror and a skylight that provides a sky view while bathing.
Outdoor Space
From the reception area, bifold doors open to a vibrant garden. Lush and established leafy borders provide a wonderful sense of seclusion and retreat.
The evergreen garden is planted with varieties that bloom at different times during the year, transforming the space with fragrance, colour, and even produce across the seasons. These include scented jasmine, ferns, grapes and raspberries. There is also an integrated irrigation system for easy maintenance, including in the green roof.
The Area
Tivoli Road is positioned at the heart of Norwood, within easy distance from the high street and the green expanses of Crystal Palace, Dulwich, and Norwood Grove Recreation Park.
The centre of West Norwood is a short walk from the house. Here, the lovingly restored 1960s Picturehouse Cinema (used as a location for A Clockwork Orange) is a particularly popular spot, as is the Shala, a much-loved yoga centre. On the first Sunday of every month, the West Norwood Feast street food market takes place, with over 100 stalls present. Other good spots for food and drink include Heritage Dulwich, Badger Badger, Blackbird Bakery, Four Hundred Rabbits Pizza, The Railway Tavern and Gipsy Hill Brewery.
The Great North Wood pub runs life drawing classes and weekly jazz concerts, while The Book and Record Bar runs various nights, including a monthly soul night. The much-loved Electric Cafe is held as one of the area’s best spots for a full English; other breakfast favourites include Sweet Carolina and Otter.
The area is well regarded for its excellent schooling options. St Joseph’s rc and St Luke’s CofE Primary School are a short walk away. There is an incredible choice of private and state secondary schools in the area, alongside renowned independent schools a little further afield in Dulwich.
