Description
Luscombe Maye is delighted to bring to market 11 Shipley Close, a well presented two bedroom semi-detached bungalow which is situated in a cul-de-sac location, which has a fairly level route to the centre of South Brent, with all the facilities and community activities that it provides.
Shipley Close has an over 60's living arrangement with communal facilities and an on site warden. There is an excellent bus service to Dartington, Totnes, Plymouth and Exeter, with the bus stops being situated a short walk from the home.
The property is entered via a small porch which leads into a central hallway, with doors to the left which access the bedrooms, and further doors to the right which lead into the main reception room and bathroom, respectively. The main reception is of a generous size, with ample room for living room furniture, as well as a dining table and chairs, and has views over the rear garden as well. From this room the kitchen is accessed via an archway, and a door leads into the conservatory, and from here to the garden beyond. The kitchen is a bright space, with recently fitted units plus space and plumbing for white goods and a pleasant view to the front. The useful conservatory to the rear allows for extra living space as well as enjoyment of the garden. The property benefits from two good sized bedrooms, the principal one of which has fitted wardrobes allowing for a good amount of storage space, and has views into the garden to the rear. The bathroom is fitted in a white suite, with a barely used bath lift which is available by separate negotiation.
Outside the rear garden is a practical, low maintenance walled and paved space with hard landscaped raised planting beds. There is plenty of space for a table and chairs to sit out and enjoy a coffee in the sun and you can catch a glimpse of the nearby countryside in the distance. There is a side gate, so you can have direct access into the garden without going through the home. At the front of the property there is also a useful storm porch which provides some shelter over the front door plus a storage cupboard to the right houses the electrical meter.

south brent
The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.
The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.
Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
