This extended semi is fantastic for a family, offers off-road parking and a garage, and is in a commuter-friendly location. Open-plan living space is joined by two reception rooms, four double bedrooms and two bathrooms.
The Property
The property was built in 1981 and extended at the side and rear in 2016/17. This took the accommodation from traditional to more modern, with a layout that works very well for a 21st-century family. At the same time as the extension, a new boiler was installed (serviced annually since), electrics were redone, and many of the windows were replaced (the rest were replaced a few years prior).
The space created at the rear is now the heart of the home, consisting of living, dining and kitchen areas. Everyone can be together in one place, whether cooking, eating or relaxing, with family or when entertaining friends. To the left is a comfortable lounge, useful for reading, watching telly or playing games away from the main living areas, or for kids to commandeer as their own. To the right is an office, a must-have in any modern home.
Upstairs are four double bedrooms. The primary is part of the extension. It’s particularly generous, has a Juliet balcony, and also benefits from an en suite shower room so parents don’t need to share and the morning rush is reduced. The family bathroom was refitted in 2016/17 with a white suite, grey tiling and chrome fixtures and fittings.
Storage is important for a family, and this property has plenty. There’s a whole wall of fitted wardrobes in the primary bedroom, a double built-in wardrobe in the second bedroom, and a single built-in wardrobe in the third bedroom. The loft via hatch from the landing is part-boarded, and the garage grants loads more storage.
The Plot
The garden here is a good size, laid out over three tiers. Directly from the dining area is a patio, ideal for al fresco meals. Next is a lawn with a small flower bed, and at the rear is a raised deck added in 2020. This has a pergola for some shade during the day, and inset lighting for enjoying the garden into the evening. There are also power sockets for plugging in heaters on chillier nights. With fenced boundaries, the garden is safer for pets.
To the front of the plot is a driveway for one car, and the road allows for further parking if needed. The garage is accessed via a side passageway. This affords substantial storage, or could be a workshop if preferred as there’s power and lighting. Bins can be kept under cover by the back door, and bikes can be brought round the back via the side passageway so they’re protected from the elements.
The Position
Coleridge Close couldn’t be more convenient for commuters. The property is a 15-minute stroll or a 5-minute cycle to Hitchin station, and services from here into London take as little as 29 minutes. Heading north, you can be in Cambridge by train in just over half an hour. Hitchin is set along the A1(M) for easy access locally and nationally by car.
The location is also fantastic for a family. William Ransom, rated ‘Outstanding’ by Ofsted, is the nearest primary school at only a 10-minute walk away, and secondary schooling includes Hitchin Boys’ and Girls’. North Hertfordshire College is a short walk away for further education, and there are dance and music classes on the doorstep too.
Hitchin has a long list of things to do for all ages and interests, from shopping to sports to exploring the great outdoors. The town centre has a mix of independent and well-known retailers, plus an array of cafés, restaurants, bars and pubs. There are local museums and galleries, as well as regular events for the community. Coleridge Close is only a stone’s throw from Walsworth Common and Purwell Meadows. Hitchin pool and lido are a short distance from the address, as are sports clubs and fitness facilities. The countryside surrounding the town offers amazing hiking opportunities.
