** Guide price £300,000 - £325,000 ** *** Vendors comments *** "When I first bought the flat, I was drawn to how much natural light it gets, the fact that it was brand new, and the rare bonus of having secure parking. The balcony quickly became one of my favourite spots, it catches the sun all day and feels like a private escape.
The flat is tucked away in a peaceful gated compound, which makes it feel secluded and safe, yet it’s only a 7-minute walk to the station. From the beginning, it just felt like home.
One of the biggest surprises was the community feel on Beulah Road. Within just a couple of hundred yards i’ve got everything I need day to day, a great local barber, garage, pharmacy, dry cleaners, post office, gp surgery, a handy convenience store, and the friendliest sandwich shop. It’s rare to find such a “villagey” atmosphere in London, and it’s something i’ve really valued. For bigger shops, there’s a huge Tesco just 5 minutes away along with Thornton Heath High Street, which has all the essentials, plus pubs, gyms, and more.
The transport connections have been fantastic. I can be at Victoria in 25 minutes or London Bridge in 35 minutes, and King’s Cross is within 45 minutes thanks to the fast Victoria Line. Balham is only a 7-minute train ride away, with Tooting Common nearby for a change of scenery. I’ve also loved how quickly I can get out of London in 10–15 minutes I can be in the countryside, and Gatwick Airport is just 30–40 minutes by car, which has made weekend trips away incredibly easy.
On the lifestyle side, the location has so much to offer. Just a 5-minute drive away is the Crystal Palace Triangle, full of restaurants, bars, and my favourite spot, the Everyman Cinema in a converted theatre. Crystal Palace Park has been a big part of my routine, whether that’s Parkrun on a Saturday, the farmers market on Sundays, or heading to gigs by the lake (they’ve hosted The Streets and Max Richter since I moved here). The park also has a brilliant sports centre with padel courts and even beach volleyball.
Thornton Heath itself feels like an area on the rise. Just a mile in any direction, house prices are already significantly higher, and with the new £52 million redevelopment of Crystal Palace Park and the potential Westfield in Croydon, I think it’s an excellent place to buy for both the short and long term.
I’m only selling because I want to move closer to family. Otherwise, i’d happily have stayed here much longer, it’s been a wonderful place to live".
