The gardens and grounds to the property are a real highlight. The immediate formal gardens around the property are beautifully laid-out with mature shrub borders and trees, plentiful terraces for entertaining during the summer months. Tucked-away but conveniently located close the house is the swimming pool with adjacent spacious pool house with shower room. Further within the gardens are grounds are a tennis court, and plentiful outbuildings/garden stores.
Beyond the tennis court immediately adjoining the lower garden area is a 9 acre field, and a beautifully undulating with woodland to the north east.
The Old Dairy sits within an established collection of character homes formed from historic farm buildings, within a wider, rural setting three miles from the highly sought-after village of Chiddingfold, and five miles from larger town of Haslemere.
Chiddingfold is said to be one of the most desirable villages in the south of England and is home to St Mary's Church, a good range of shops, including a post office, general stores, coffee shop, chemist and traditional butcher. There are also four excellent public houses within the village, most notably the Swan Inn and the Crown Inn, the latter of which is believed to date back to the 13th Century. Within the village, there is also an excellent primary school, which is in high demand, as well as a doctor's surgery and a superb village hall. Haslemere town provides extensive facilities for day-to-day needs, a choice of restaurants, pubs and coffee shops, a tennis club and the Haslemere leisure centre.
The choice of schools in the area is superb, including Woolmer Hill at Haslemere and Rodborough School at Milford, St Ives in Haslemere, St Edmund's and Amesbury at Hindhead, as well as Barrow Hills, and King Edwards at Witley, Cranleigh School and Charterhouse, Seaford College at Duncton near Petworth, and Bedales and Churcher's College in Petersfield.
Communications in the area are superb, with a fast service into London Waterloo from Haslemere and Witley stations, taking from 56 minutes and 55 minutes respectively. Road links are also extremely good, with the A3 at Milford and Hindhead giving access to London, the M25 and Gatwick, Heathrow and Southampton airports. There is also an excellent range of sporting facilities, including golf at Hindhead, Cowdray Park and Chiddingfold, racing at Goodwood and Fontwell, polo at Cowdray Park and sailing off the south coast at Chichester. There is also the highly-regarded Chiddingfold and Leconfield hunt for anyone with hunting interests.
Possibly the most special element of The Old Dairy's location, in addition to its own abundant land holding, is the splendid array of footpaths and bridleways that the immediate countryside has to offer.
