Description

Tucked away in a peaceful spot on the edge of the sought-after village of Kenton, this attractive four-bedroom home blends village charm with generous, well-planned living space. Just moments from the heart of the community yet enjoying a private position, it strikes a perfect balance between convenience and tranquillity.

The ground floor is arranged for easy family living, with engineered oak flooring and electric underfloor heating throughout. Upon entering, a traditional cottage-style porch with stable door leads into a spacious light-filled kitchen and dining room area. Modern high-quality cabinets, integrated high-spec appliances, and a practical breakfast bar create a homely, functional space. A large utility room with additional matching units, a sink and WC sits just off the kitchen, with a door from the kitchen opening directly to the rear garden. From here, the layout flows into a spacious sitting room, where dual-aspect windows bring in natural light and a feature oak beamed fireplace with multi-fuel stove atop a slate hearth adds warmth and character. A French door connects to the conservatory privately overlooking the attractive garden, providing another generous and heated reception space with a sliding door that opens onto the patio.

Upstairs, the principal bedroom is bright and comfortable, enhanced by a bay window overlooking the well-stocked rear garden and complete with its own en-suite bathroom with walk-in rainfall shower. Three further bedrooms offer flexibility for family, guests or home working, all served by a modern family bathroom.

The rear garden is level and mainly laid to manicured lawn, bordered by an array of shrubs and plants, as well as two separate patio areas that take in an open, leafy outlook across adjoining land. It’s an ideal setting for outdoor dining or simply relaxing in peace. To the front, the property has been recently updated with oak planters and a sunny patio area. Private parking for one car is included, in front of a pitched slate roofed garage complete with light and power. Ample additional visitor parking is also available.

With its generous proportions, attractive setting and excellent location, this home offers an appealing lifestyle on the edge of Exeter, close to the Exe Estuary and the stunning Devon coastline.

Situation

Kenton offers a variety of amenities including: Kenton Primary School, a shop with a Post Office; a local farm shop; two restaurants and a public house. The historic Powderham Castle and Deer Park are nearby. The parish church of All Saints lies near the centre of the village.

There is also an active village community with groups and societies for all ages and serving a wide range of interests. Village facilities include the Village Hall, a hard tennis court and a playing field.

The popular Exe Estuary Trail walking and cycling route is readily accessible from Kenton and the neighbouring village of Starcross (2 miles) features the Starcross Yacht Club. It is well situated for access to a variety of countryside walks and there are very many beautiful areas and attractions to explore nearby.

There are frequent bus services between Kenton and Exeter city centre, which is approximately 7 miles away. Starcross also has a rail link with Exeter (taking some 20 minutes), as well as southwards through Dawlish and Teignmouth to Newton Abbot, the Devon Riviera coast, Plymouth and on into Cornwall.

Directions

From Exeter take the A379 and pass through Exminster. On entering the village of Kenton take the right hand turning after The Rodean Restaurant into Church Street, take a left onto Mamhead Road and follow this road until you reach Ford Farm Court.
