A category B listed former Laird's house in a coastal location

Description
Barmagachan House is a B Listed former laird’s house built in the early 18th century by Ephraine MacLellan, whose coat of arms is above the front door and whose ancestors built Kirkcudbright Castle. The property is presented in a U shape formation, and having been modernised extensively, benefits from bright and spacious accommodation suited to modern family living. The layout also allows one wing to be used as a completely self-contained annexe for visiting family/guests or alternatively as a short term let subject to appropriate licensing.

From the central courtyard, a solid glazed wooden door provides entry to the open plan dining kitchen. This bright spacious room has an original vintage Casa Pupo Spanish tiled floor. There are a range of Shaker style fitted kitchen units with green Lakeland slate work surfaces. An additional built-in island has a solid oak work surface. The electric four oven aga provides a focal point, and there is also an integrated dishwasher and space for an American style fridge freezer.

The large dining area provides ample space for family or social dining. A utility/boot room is accessed from here, where there are further Shaker style kitchen units with a solid oak worktop, ceramic Belfast sink and plumbing for a washing machine. Oak steps lead down from the dining area to the morning room, which has two large Nordan double glazed picture windows overlooking the garden. A wood burning stove is set on a tiled hearth, and there is also underfloor heating with thermostat beneath a solid oak floor. Double glazed French doors lead out to a paved patio area with glass balustrade overlooking the garden and towards the coast.

Off the dining area is a study/library (benefitting from a coastal view) which leads through to the inner hallway where there is a WC. The drawing room (which again has a coastal view), features a period stone fireplace with a cast iron wood burning stove set on a black slate hearth. A further door links into the annexe accommodation.

Upstairs in the central part of the house there are two double bedrooms and a modern family bathroom with bath and double shower. The second bedroom has a door accessing the upstairs landing of the annexe.

The annexe can be accessed separately via a side door leading into a porch. This accesses a large open plan family/games/sitting room with a kitchenette and central contemporary feature fireplace with wood burning stove set on a slate hearth. French doors open to a paved side terrace with views over the side garden area. There is also a modern shower room. Stairs lead to the first floor where there are three double bedrooms (one of which benefits from a en suite shower room) and a family bathroom with over bath shower.

Barmagachan House is well situated within generous wraparound grounds extending to approximately 5.93 acres. The grounds include a semicircular drive and large gravelled area, a formal garden, wild flower and vegetable areas, a paddock with small burn running through, orchard, woodland and newly landscaped wild swimming pond. There is a motte and bailey within the paddock area which is designated an Ancient Monument. There are unrestricted views from all parts of the garden, across Wigtown Bay towards Garlieston and the Isle of Whithorn.

A paved terrace with glass balustrade extends out through the French doors of the morning room. It looks out towards the sea and the winter setting sun, making it ideal for al fresco dining all year round. To the immediate south and west of the property are slightly more formal gardens, while to the east is a lower terrace incorporating raised vegetable beds and integral medicinal herb beds. A cedar Woodpecker Joinery greenhouse lies on the northern side of this. Beyond this lower terrace are wildflower areas and a paddock containing the burn, the motte and bailey.

The woodland and wild swimming pond are to the west of the property and amount to about 3.6 acres. The woodland has recently been thinned and landscaped to incorporate a horseshoe shaped pond suitable for wild swimming and designed also specifically with the welfare of wildlife in mind. Wildflowers have been sown throughout the woodland and some further replanting of native trees is planned by the vendors.

Location
Barmagachan House is set in a rural landscape near the small village of Borgue which is situated between Gatehouse of Fleet and Kirkcudbright on the Solway Coast. The property has 5.93 acres of land and woodland providing excellent privacy and amenity. There are views over the surrounding countryside towards the coast meaning the property is well placed for accessing popular local beaches at Carrick, Sandgreen and Brighouse Bay.

The Royal Burgh of Kirkcudbright dates from 1455 and is located on the estuary of the River Dee. Traditionally a fishing town, today Kirkcudbright is more commonly renowned for being an Artists’ Town due to the colony of many well known artists (past and present) who have lived and worked there. There are countless art attractions from galleries and craft shops to more permanent exhibitions such as Broughton House, one time home to E A Hornel. There are numerous festivals and celebrations of art and music held in Kirkcudbright throughout the calendar year, particularly in July and August. The town has a wide variety of other amenities including shops, schools, hotels, restaurants, swimming pool, yacht club, marina, bowling green, golf courses, a Dark Space Planetarium and much more. The wider area is particularly well known for high quality outdoor pursuits such as walking, cycling, sailing, shooting and fishing. There are further amenities and high street brands available in Castle Douglas and Dumfries, the latter also having a train station with services north to Glasgow or east to Carlisle.

The surrounding Galloway countryside is famous for its wild beauty and the nearby Galloway Forest Park was the first place in the UK to be awarded Dark Sky status. There is a rich Scottish heritage surrounding the area shown by numerous historic buildings. Dumfries and Galloway is also famous for bird watching, with the Red Kite Trail and osprey platform at Threave Castle and Loch Doon.
