Situation

The land is situated in a peaceful location on the edge of Dartmoor National Park, lying 3.4 miles to the north of Ivybridge; 4.2 miles from the A38 dual carriageway expressway. Ivybridge affords a thriving and active community with a range of amenities, to include primary and secondary schools, traditional inns, bustling high street and mainline rail service to London. The city of Plymouth lies 15.0 miles away to the west and affords a larger range of commercial, recreational and education services. Constructed in 1916, the reservoir historically served Ivybridge, before being made redundant in 2006.

Directions

From the A38 westbound, exit at Wrangaton and turn right at the first t-junction, followed by a left at the second junction. Continue along the B3213 for approximately 2.7 miles, passing through the countryside towards Ivybridge. At the roundabout, turn right onto Cole Lane and proceed for around 0.5 miles. Turn right onto Harford Road, crossing over the railway bridge. Continue on Harford Road for about 1.9 miles until you reach the village of Harford. Once in the village, turn right at the church and follow the road uphill towards the moorland car park (sign-posted as shut to public). Here, staff members will be waiting to meet applicants and will accompany them on foot to the property from this point.

Access will be by means of an uninterrupted right of easement and liberty to access the property at all times across the neighbouring land, which itself takes access from the public highway. The access across the neighbouring land comprises a single gravel track over open moorland.
