Description

An excellent residential development opportunity
with outline planning permission for up to 30 new
homes on land at School Field, Plymtree, a
centrally located and sustainable East Devon village just 3.5 miles south of Cullompton.
The consented scheme (site area approx. 2.94 ha)
allows for a range of 2,3,4 and 5-bedroom houses across 2 ha, with the balance of the land providing open space, landscaping, and attenuation features.
An incoming purchaser will need to finalise designs and housing mix in their reserved matters
application.
A new village green is incorporated within the
layout. The development is to deliver a new car
park to be used by the local school, along with
pedestrian links to the school, shop, recreation ground, and wider village amenities.
The proposals include 11 affordable homes (subject to S106 agreement) alongside a financial contribution of £115,832, with the remaining dwellings for private sale.
The site is bounded by existing residential development, the village primary school, and established landscaping, providing a natural and
logical infill. With strong demand for quality housing in this part of East Devon, this site represents a rare opportunity for developers and
housebuilders to deliver a high-quality scheme with planning certainty in a sought-after village location.

Situation

Plymtree is a small yet popular village nestled in
the heart of the beautiful East Devon countryside.
Despite its size, the village enjoys a strong sense of community and is home to a range of amenities, including two churches, a traditional pub, a wellregarded primary school, and a thriving community-run shop.
The well-stocked village shop acts as a vital social
hub, offering a wide range of everyday essentials
such as fresh meat, bread, dairy products, alcohol,
newspapers, stationery, and more. Just a short
drive away, Fordmore Farm Shop provides an
excellent selection of quality local produce, along
with an on-site café and gym. Nearby Cullompton
also offers the convenience of larger supermarkets, including Tesco and Aldi.
Plymtree is exceptionally well connected. The M5 is only 3 miles away, while train stations at Tiverton Parkway and Feniton provide convenient
rail links, with Tiverton offering mainline services to London and Penzance.
The surrounding area is ideal for lovers of the outdoors, with scenic countryside walks and
excellent bridle paths perfect for those with
equestrian interests. Education options are also
excellent, with Plymtree Primary School in the
village, secondary schooling at the highly regarded Uffculme School, and a range of outstanding independent schools in Tiverton, Taunton, and Exeter all within easy reach.
