Greatbarrock Wood is situated in an elevated position rising toward Barrock Fell, just north of the village of Low Hesket in the heart of the Cumbrian countryside and Eden Valley. The site benefits from direct road access and is only a quarter of a mile from the A6 trunk road.
The majority of the woodland has been clear-felled and now presents an excellent opportunity for a purchaser with commercial interest to restock for long term investment. The site was previously planted with Larch, which was felled under a Statutory Plant Heath Notice.
The vendor has applied for and received confirmation of a grant totalling £68,393, towards restocking the woodland. This grant cannot be transferred between owners, but we see no reason a purchaser could not reapply and receive the same award post purchase, Savills Forestry Team are available to provide professional assistance.
Greatbarrock Wood is bordered by farmland and open countryside on all sides with a slim tranche of woodland part flanking the southeastern boundary along with a communication mast on third party land. The woodland slopes to the west with the terrain varying between 140m and 220m above sea level, rising to the peak of Barrock Fell.
The woodland has historically provided a mountain bike track, however this has not been actively used for many years. This type of diversification could still be available to a purchaser and represents one of the potential other uses beyond forestry investment (subject to the necessary consents).
