The accommodation is both flexible and practical with most rooms located on the ground floor. Entering the front door you are greeted by a large, welcoming entrance hallway, off which all the rooms downstairs are accessed from. To the left hand side of the property there are two spacious reception rooms, the larger of which is triple aspect and has sliding doors out onto the rear garden. Also to the rear of the property, and with doors out to the rear garden, is the spacious kitchen/breakfast room, which has many built in cupboards and appliances and space for a large table and chairs. To the right and front of the downstairs are two double bedrooms, one with its own en suite bathroom and the other being served by the equally stylish family bathroom, which completes the downstairs accommodation.

Upstairs are two further double bedrooms and another family bathroom. There is also a sizeable loft room, which is accessed from one of the bedrooms.

Outside, and to the front of the property is a large, brick paved, driveway, which, alongside the double garage, provides secure parking behind electric gates for a number of vehicles.

The rear, south-easterly, garden is a wonderful size with two large patio areas to enjoy the sunshine and entertain family and friends. There is also a large lawn and an outdoor heated swimming pool. A useful outbuilding has been added by the current owners with a w/c and sink and space for changing when using the pool.

The property is situated in the Conservation Area of Piccotts End, which is a pretty hamlet lying in the greenbelt, close to the Old Town of Hemel Hempstead. This provides a quiet residential environment and has good road links to the surrounding areas, including Hemel Hempstead Old Town and Town Centre for multiple amenities. There is also easy access to Berkhamsted, Ashridge Forest, sought-after schools and ample sport & leisure facilities. Rail access to London is from Hemel Hempstead or Berkhamsted stations and road links are via the A41 (to M25) or J8 (M1).

Directions - Piccotts End is a continuation of the Old High Street, about 1⁄2 mile from Hemel Hempstead. Travelling north from Hemel Hempstead on the A4146 Leighton Buzzard Road, keep the River Gate & Gadebridge Park to your right and then turn right at the first roundabout. At the second roundabout turn left into Piccotts End. Proceed through the village and the property will be found down on the left-hand side.
