The current owners purchased the property in 2005 and carried out a complete renovation, creating an extremely well presented property with landscaped gardens and separate equestrian facilities. The gardens

The livery yard
The livery yard has been run for many years as a very successful business on a diy basis. The east drive leads to the livery yard and a large parking area for trailers and horse boxes. There are two excellent purpose built timber stable blocks each with yard, and are of half H in design. One block comprises 10/12 stables and the other block
comprises 7 stables with a tack room a wash bay. Lying alongside the drive is an indoor arena 35m x 20m with a Michael Collins all weather surface, and viewing gallery. The land
The land is divided by post and rail fencing into 13 paddocks all of which have water, and lie principally to the west of the yard, with 4 paddocks lying to the east of the drive. From the yard, to the west, a track leads past the paddocks to a gated area and opens to an 8 acre field around which is a 3 furlong canter track.
Vine Cottage is situated just south of Walton in Gordano and about one and a half miles north east of Clevedon, in a lovely and unspoilt setting, slightly elevated, with a 360 degree view of woodland. To the north are stunning open views across to the Gordano Valley and south, to the woods of Clevedon Court. It is in the Green Belt.
Clevedon is a thriving coastal town and well known for its iconic Grade I listed pier and sunsets. The town has a number of supermarkets and a variety of shops, and the Hill Road area is particularly popular with a number of independent shops and boutiques, cafes and restaurants. Farmers markets are held on a regular basis. There are lovely walks in the area and coastal walks include Ladye Bay and Poets Walk. There is golf at Clevedon Golf Club.
There are a number of primary schools in Clevedon and in the area. The independent Downs Preparatory School at Wraxall is well respected. Clevedon Academy is Ofsted rated “Good”. There is also a number of excellent private schools in Bristol, and Sidcot Quaker School at Sidcot.
