31 Windsor Gardens is a contemporary semi-detached three-bedroom house set on a tranquil cul-de-sac on the west side of Hamilton, South Lanarkshire, conveniently close to the town centre. Owner/occupied, in excellent condition and stylishly decorated, the house is brick clad with a tiled roof and has an integrated single garage. To the front, there is a mono block driveway to the garage entrance and additional off-street parking with electronic charge point and; to the rear there is a designed, low maintenance, enclosed garden.

The front door opens into the hall that has a large built-in cupboard and leads directly into the sophistication of the cleverly interpreted sitting room that encompasses the stair. The kitchen adjoins the sitting room and is large enough to accommodate a six seater dining table. It has French doors opening into the back garden and access to a large store cupboard under the stair. It has a full complement of floor and wall mounted storage units, work surfaces, integrated appliances and a dedicated space for an American style fridge freezer. Off the kitchen, there is a naturally lit utility room, again with a door into the back garden, that has a sink and houses both the washing machine and dryer and is also home to the gas fired central heating boiler.

The stair leads to the upper floor landing that has a small cupboard. The principal double bedroom has a built-in wardrobe with sliding mirrored doors. The second double bedroom also has a built-in cupboard. The third bedroom will also make an ideal study or office. A naturally lit, tiled bathroom with three-piece suite, including a whirlpool bathtub, and heated towel rail completes the accommodation. The house is double glazed and has gas fired central heating.

The enclosed back garden has a mixture of hard surfaces, mono block, paving and decking that are laid at varying levels to give texture and identify different areas and uses. It also benefits from being low maintenance. There are a matching pair of garden sheds with pitched rooves and a third larger wooden shed with a mono pitch roof.
