    The Tour

    This semi-detached house is set behind a gated private front garden. The building's Victorian and later Edwardian roots have been painstakingly preserved around a contemporary and flexible layout. A striking red-brick chimney stack with pitched clay-tiled roof has been cleverly juxtaposed with newly installed black-framed Crittall-style windows and doors throughout. Inside, flexibility and natural light are key to the design; flush oversized floor-to-ceiling doors cleverly swivel in larger living spaces to create smaller, zoned layouts if desired, and a central and additional lightwells pour light into the home. Underfloor heating runs seamlessly below oak floorboards.

    Entry is to a long entrance hall with a centrally positioned open-tread staircase connecting all levels. There is a circular layout to the living space on the ground floor. An integrated bespoke storage/display unit opens to reveal a flush floor-to-ceiling door, shutting off the room from the hallway if desired. A door opens to a side entrance in the living space, and there are double doors out to an outer courtyard next to the dining area.

    An elegant galley kitchen sits off the dining area at the front of the plan. A mix of bespoke cabintry in white and a beautifully grain matched ash veneer sits beneath a marble composite worktop. A built in seat next to the window affords views of the garden. A seperate washroom with WC also sits at this level as does a large cupboard ideal to hang coats.

    The central staircase is especially bright due to the large, curved bay window at the front of the plan. Exposed rafters have been revealed at this level, amplifying the ceiling height and creating a dramatic sense of volume.

    There are three bedrooms here. The principal suite has built-in wardrobes along two walls, one of which leads through to a large tiled en suite bathroom with bath and separate shower. The other two bedrooms are both spacious and one has access to a sheltered roof terrace. There is a large tiled shared bathroom on this level.

    Stairs descend seamlessly to the lower ground floor. Lightwells and greenery including climbing jasmine and bamboo promote a feeling of being surrounded by nature and ensure the space has plenty of natural daylight. The fourth bedroom is here, next to a bathroom and a separate utility room. The living space has been designed with an en suite shower room, allowing a fifth bedroom if required. A space at the front of the plan is currently arranged as study and gym space but also lends itself to a further reception space.

    Outdoor Space

    The south-facing garden at the front of the house is bordered by a high fence and a dense planting scheme to create a sense of privacy and remove. There is a large lawn, and a terrace next to the house has plenty of space for outdoor dining in warmer months.

    There is an outside terrace off the dining area and a roof terrace on the top floor. Lightwells on the lower ground floor open outside and connect internally.

    The Area

    Netherhall Gardens is a wide, tree-lined street in Hampstead. There are a host of independent shops, restaurants and cultural hubs nearby including highly acclaimed The Hampstead Butcher and Providore and an outpost of Everyman cinema. The Swiss Cottage Farmers’ Market is held every Wednesday and the Hampstead Theatre, are both approximately a 10-minute walk away on Eton Avenue. On the fringes of Hampstead Heath is an outpost of Gail’s bakery and the infamous La Creperie de Hampstead. Steeped in history, Hampstead is home to some wonderful pubs including The Holly Bush, The Flask and the famous Spaniards Inn on the heath.

    The Basil Spence-designed Swiss Cottage Library and Swiss Cottage Leisure Centre and swimming pool, and the Odeon cinema and imax are approximately a 12-minute walk away. The shops, delis and cafes of England’s Lane, including boulangerie and patisserie Sable d’Or, are close by, as well as a Waitrose in Finchley Road.

    The green spaces of Hampstead Heath and its famous swimming ponds and Primrose Hill Park are both around a 20-minute walk away, with Regent’s Park a little further to the south.

    Many of north London’s best independent schools are near here including St. Christopher's, Hampstead Hill, North Bridge House, South Hampstead High School and ucs.

    Netherall Gardens is well placed for transport. Finchley Road station (Jubilee, Metropolitan & Northern Lines) and Finchley Road & Frognal station (Mildmay Line) are both a short walk from the house. In the other direction Hampstead Underground station (Northern Line) is a 12- minute walk away.
