Description
Nether Balgillo Farmhouse is a most attractive property, occupying a very convenient location, between Tannadice and Finavon, in Angus. As the name suggests, it was formerly a farmhouse on a local estate, but is separated from the farm buildings, which are located on the other side of the minor public road. The pretty house faces south looking over agricultural land. It is stone built and harled, with a slate roof, and sits within its own gardens and grounds of about 1.3 acres, and is screened by trees to the side and the rear. The house is believed to date from about 1860, with a later extension to the rear.

Since 2021 an ambitious programme of refurbishment and extension has been undertaken, including the addition of a wonderful sun room extension to the kitchen, further linking the older house with the rear wing. In addition the house has been rewired, replumbed, double glazed (other than the porch) and insulated. The kitchen and bathrooms have also been fully refurbished and the house redecorated inside and out, and recarpeted, and there is a new en suite. Outside, a new drive has been laid to the rear, the garage refurbished, and landscaping works have included a new paved terrace. However it is a house that still retains much of its period character, so is a lovely mix of the old and the new.

The main part of the house has three well proportioned reception rooms, three good sized bedrooms and a further child’s bedroom/office, with the interlinking wing at the back having been created into a one bedroom annexe with a shower room and living/kitchen, and benefitting from its own entrance. As such it is ideal for holiday letting, but could easily be incorporated into the main body of the house, and used as two further bedrooms, or as a bedroom and separate home office. As such it is a very flexible house, which is ideal for family living, as well as for entertaining. There are cornices and centre roses in the hallway and two front reception rooms, along with cornices in the three bedrooms.

A tarred drive, with low level lighting, leads up to parking and turning areas adjacent to the house. Bosch appliances include a wine fridge, two ovens, and induction hob, along with a Kenwood fridge/freezer, Hoover dryer and washing machine, together with a sink and tiled floor. The sun room has a mantel over the wood burning stove along with doors out to a paved terrace. Beyond is the rear wing which currently includes a sitting room/kitchen with its own entrance door, units with a sink, induction hob with extractor, and a sia oven. In addition there is a partially tiled shower room with a shower cubicle, washbasin and WC, and a bedroom.

The front staircase, with a stained glass window, leads up to the first floor landing. Both bedrooms 1 and 2 have fireplaces and window shutters. Bedroom 2 is double aspect and has a cupboard. There is an office/child’s bedroom. The rear stairs lead up to bedroom 4, again with a fireplace, and a partially tiled en suite with shower, washbasin, WC, tiled floor and walk in storage cupboard.

Outside there is a block built double garage (5.9 m x 5m) with a corrugated roof. The garden is mainly down to grass and part enclosed by a wall and is sheltered and screened by mature trees. There is a gravelled back drive, a paved terrace adjacent to the sun room, which is perfect for afternoon and evening light, together with log storage, greenhouse, and a further wooden garage (8.75 m x 3.5 m), adjacent to the entrance, with power and light, and a corrugated roof.

Location
Nether Balgillo Farmhouse is very conveniently located between the small villages of Finavon and Tannadice, in Angus. Both are situated on the River South Esk, while Finavon is located adjacent to the A90 dual carriageway, between Forfar and Brechin, giving easy access to both Dundee and Aberdeen. Nether Balgillo Farmhouse is also conveniently placed for other Angus towns such as Kirriemuir and Montrose. The surrounding countryside is rolling agricultural land, while the Angus glens lie just to the north, with Finavon Hill to the south.

Tannadice is a charming village, which is a designated Conservation Area. Primary schooling is available in the village, with secondary schooling, shopping and leisure facilities in Forfar, Kirriemuir or Brechin. Both Forfar and Brechin have new community campuses including leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon, or at the High School of Dundee, which has a dedicated bus from Forfar. The Drovers Inn at Memus is a well known local pub/restaurant and there is a hotel, restaurant and convenience store at Finavon.

The range of outdoor pursuits available in this part of Angus is impressive. Golf courses in the area include Forfar, Kirriemuir, Edzell and Carnoustie. Salmon and sea trout fishing can be taken on the nearby rivers North and South Esk, while the Angus Glens provide some of the best hill walking in eastern Scotland and skiing at Glenshee. There are pleasant sandy beaches at Lunan Bay and St Cyrus. From Edzell the scenic Cairn o’Mount road gives access to Deeside.

The A90 links Aberdeen with Dundee and Perth, which are readily accessible. Dundee offers all the services expected of a city including renowned cultural facilities such as the V&A museum, and two universities. There are mainline railway stations at Montrose and Dundee, including a sleeper service to London. Aberdeen and Edinburgh airports have a wide range of flights and there is a direct service from Dundee Airport to Heathrow. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.
