Just a short stroll from the characterful streets of Walthamstow Village and the vibrant mix of cafés, independent shops and standout pubs along Orford Road, this beautifully maintained one-bedroom home offers a great balance of comfort and location. Occupying the ground floor of a smart Victorian end of terrace, well presented set over a generous 466 sq ft of living space, and a private rear garden. If you lived here...
That classic black-and-white mosaic path and ornate arch over the front door? They set the tone perfectly. This is a home with real personality. Step inside and the reception room greets you with coloured glass panels running at the top of the generous bay window, soft light spilling over wooden floors and decorative coving that nods to its Victorian roots.
The bedroom is a warm little sanctuary, wrapped in terracotta walls with a beautiful built-in wardrobe that feels straight out of a mid-century design magazine.
From there, wander down the hall past extra storage (always welcome) to the kitchen/diner. It’s simple, sociable, and well thought out with white units, wooden worktops flow down one side of the space with the other free for a table and chairs by the window to actually sit and enjoy a meal. Push open the glazed door and you’re out in your own southwest-facing garden, a sunny spot for morning coffee or evening wine, finished with low-maintenance diagonal wooden decking and a pocket of gravel surrounding the shed so you can spend more time relaxing than weeding. (Bonus points: There’s already a pet flap installed in the door for your cat or small dog to keep you company.)
The bathroom has a bit of hotel chic about it; marble wall tiles, black flooring for contrast, and a bath with an overhead shower so you can decide between a slow soak or a speedy refresh.
Walthamstow Village, a mere ten-minute stroll away, is packed with character with independents like Eat 17, Froth & Rind, Orford Tapas and The Castle. Even the local Spar is award-winning, so grabbing your essentials feels like a treat. And with four pubs just a short stroll away, your new local is only ever around the corner.
What else?
Walthamstow Central is incredibly well connected with the London Underground, National Rail and bus services all within a 15-minute walk. Liverpool Street is just 15 minutes on the overground, King's Cross St Pancras is 14 mins, and Oxford Circus is just 20 minutes away on the Victoria Line, and since it’s the start of the line, you’ll always find a seat.
After a big refurbishment, Soho Theatre Walthamstow opened this year and offers cutting-edge performance and comedy.
Walthamstow Wetlands, covering 500 acres and Europe's largest urban nature reserve, is the perfect place to escape the city.

A word from the owner...
"Living here has been a dream. From established haunts like Gnarly Vines & the Village pubs, to the newly-opened William IV and The Raglan, this flat is perfectly placed in the middle of so many great spots. A quick walk to the village, an amble down to Leyton arches or a slightly longer stroll across to the Hollow ponds, there's plenty to prevent you from having to go far at the weekend. To be honest we'll struggle to leave this sun trap of a garden. If you do need to get anywhere, Walthamstow Central and Queens Road are so easy."
