This smartly laid-out first-floor Warner home in Walthamstow’s desirable Markhouse Corner comes with two bedrooms and 631 sq ft of well-used space, including a kitchen/diner, a terrace and a private garden. It offers a great mix of comfort and flexibility, ideal whether you're working from home, hosting friends, or just enjoying your own space. Thoughtfully finished and beautifully kept, it’s also brilliantly located just a short stroll from St James Street Overground for a quick dash into the city, and within walking distance of the Walthamstow Wetlands if you're craving a breath of fresh air or a bit of wildlife watching. It really does offer the best of both worlds: Urban convenience with nature right on your doorstep.

If you lived here...

Tucked beneath the iconic Warner arches, your front door offers a welcome bit of cover on rainy days, just enough time to dig out your keys in peace.

Step inside and you're met by a generous reception room to the front where light pours in through a wide set of triple sash windows, while wooden floorboards flow underfoot. Solid wooden shelving in the alcove sits above a bespoke fitted cupboard for convenient storage. Adjacent, you’ll find the first bedroom, a versatile single with a sash window for the same leafy street views and wooden flooring and just as good as a home office, creative space (as the current owners have it) or extra accommodation.

The main bedroom comes next - a calm, well-proportioned double and a window perfectly placed for morning light make this an inviting space to ease into the day or unwind at night.

Further along the hallway, you’ll find an invaluable double storage cupboard before reaching your smartly arranged kitchen/diner, which really makes the most of its space. With wooden cabinetry set in a u-shape to maximise storage and prep space, whilst still giving you enough room for a table and chairs. A glazed door draws in extra natural light and leads to your private terrace and garden beneath.

Beyond lies the bathroom; fresh and clean-lined with a classic white suite including a glazed bath and shower combination surrounded by crisp white tiling and classic dove grey walls.

Outside, a south-facing terrace catches the sun from morning through to the last light of the day. Screened by foliage, it’s as inviting for a slow morning coffee as it is for an evening drink at golden hour. Beyond the terrace lies a private garden for your sole use with a paved patio for outdoor meals, a stretch of lawn, and raised beds for flowers or vegetables. A timber shed provides a handy spot to store gardening tools.

A word from the owner...

When we first moved here five years ago, we set about making this house our dream home. We renovated as much as our budget allowed, and it has been such a joy shaping it into a space we love. We even have kitchen and bathroom plans ready to go, which we would be happy to share if you want them!
What makes living here so special is the community. Our neighbors are wonderful, the kind who drop off food, invite you round for a party, and genuinely care. It is that warmth that makes the street feel like home.
Day to day, we feel spoiled by what is on our doorstep. From grabbing a coffee at Long & Short to picking up treats at Nourished Communities, Weirdough or Beaten by a Whisker, we are lucky to have so many local gems a short walk away. And being right by the Walthamstow Wetlands is a constant treat. Morning walks there make you forget you are in London at all. The Overground is also close by, making it easy to reach Liverpool Street in just 10 minutes.
We are only moving because we are planning to start a family and need a little more space as we both work from home. Saying goodbye will not be easy: This house and this neighborhood have been very special to us, and we hope you will love it here as much as we have.
