Accommodation

The front door opens into a hallway which provides access to each part of the house, with stairs rising to the first floor, kitchen to the left and a sitting room straight ahead. Having been re-fitted in recent times, the kitchen is a slick and contemporary space with a range of white cupboards and drawers for storage. Space is provided for a washing machine and fridge/freezer, while an electric cooker, induction hob and extractor canopy over are all built in. A stainless steel sink/drainer sits among ample worksurface space. The sitting area is no doubt the hub of the home, arranged with space for a large corner sofa which divides the room nicely, with view out of the double doors which also provide access onto the garden and looking out to the adjoining countryside. There is a space for a small dining table and chairs, while there is also useful understairs storage cupboard.

Rising upstairs, the two bedrooms are of almost identical proportions, both comfortable double rooms. One of which is to the front aspect, while the other looks out over the aforementioned countryside, creating a lovely view. The shower room serves the home and it has also been modernised to no comprise a stylish white suite with a partly grey tiled surround, WC, wash hand basin, heated towel rail and a large walk in shower cubicle.

Outside & parking

A tarmac driveway sits directly in front of the attached garage which can be accessed via a traditional up and over door. This area has been partitioned with an internal stud wall to create a separate utility space in addition to a storage area. The garage has a variety of potential uses, with scope to convert to further living space, subject to the relevant consent.

Double doors from the sitting room step out onto a newly laid composite decking, heading up a couple of steps to a sitting area which enjoys a lovely view and serene setting, particularly with the westerly facing aspect which captures the sun from late morning until late into the evening. Each side of the garden is fenced, with an access at the side of the property via a pedestrian gate which full encloses the garden - ideal for those with young children or pets. While the rest of the garden space is laid with artificial lawn for easy maintenance.

Location

Pilton is often considered to be one of Barnstaple's most favourable districts, with an abundance of charming cottages, large family homes and new modern housing. Youings Drive in particular is an established and convenient residential area, with its' close access to the hospital, not far from general amenities but also on the doorstep of countryside, being positioned on the very edge of the town. With North Devon District Hospital within quite literally a 'stone's throw', the area is often very popular among its' staff, which could also make the property ideal for buy-to-let investors. Barnstaple town centre boasts numerous well known and independent high street shops, supermarkets, department stores, pubs, cafes, restaurants and leisure facilities. The popular sandy surfing beaches of Saunton, Croyde and Woolacombe are within around 20-30 minutes drive, as is the border of Exmoor National Park. Along the A361, Tiverton Parkway train station with fast services to London Paddington can be reached in approximately 45 minutes, as can the M5 network and beyond, also from Junction 27 at Tiverton.
