Description
Having been in the same family's ownership for fifty years, 10 Malton Way is a much loved family home that now offers a wonderful opportunity for a new family to put their stamp on the property moving forward, modernising, extending and configuring the house as they wish, subject to all necessary consents.
The ground floor is currently arranged with a generous front-to-back, triple aspect sitting room with sliding glazed doors overlooking and opening onto the garden. The sitting room is also open to the dining room, again with a lovely view over the garden and serving hatch to the kitchen.
The kitchen provides very good storage and preparation space with outlook over the garden and ample room for a table for more informal dining. A useful utility room adjoins the kitchen, with space for further white goods and storage, along with a WC and direct access to the garden. A cloakroom and an additional WC completes the ground floor.
The first floor is home to the principal bedroom with outlook over the garden and en suite bathroom; four further double bedrooms with good storage; a family bathroom and access to the loft.
Outside - No.10 enjoys a very generous corner plot of approximately 0.35 acres. The garden, which is predominantly laid to lawn is well screened from neighbouring property and perfect for child's play and entertaining on a grand scale, with paved and decked terraces. There is also the notable benefit of a well-maintained, heated swimming pool, a super asset for the warmer months of the year.
To the front of the house 10 Malton Way is comfortably set back from the road with a private driveway for numerous vehicles and a double garage.
Location
Tunbridge Wells is the only spa town in the Southeast of England, with elegant architecture and a variety of cultural, entertainment and shopping attractions, including the historic Pantiles, known for its charming Georgian colonnade, summer live music festivals, regular food and craft markets and Chalybeate Spring. The town offers excellent cultural, leisure and shopping attractions including two theatres locally at The Assembly Halls and Trinity Theatre, together with the Amelia Scott civic centre and wide variety of cafés and restaurants, with a mixture of national multiple retailers and independent shops.
Malton Way is found on the eastern edge of the town, enjoying a tucked-away, yet conveniently positioned, location just off the A264, providing access to the town centre, mainline station and the A21. The town centre lies about 2.1 miles to the west and Knights Park (about 2.7 miles via the A21) has a multi-screen cinema, health and fitness club, restaurant and a bowling alley.
Woodland walks are accessible from Blackhurst Lane and Pembury Woods are a mile away on foot. Dunorlan Park, one of Tunbridge Wells’ well known open spaces with boating lake and café is a similar distance away with parking available.
There are many highly-regarded schools in the Tunbridge Wells, Tonbridge and Sevenoaks areas, including Kent grammar schools. The Skinners’ Academy is in Blackhurst Lane, Beechwood Sacred Heart School is approximately a mile from the property and Kent College is about three miles away.
Tunbridge Wells station is in the centre of town and offers services to London Charing Cross and Cannon Street. Tonbridge station (approximately 6 miles to the north via the A21) offers more frequent services to the same destinations. The A21 is accessible about one mile to the east and provides convenient access to the M25 to the north and the coast to the south.
