Set on the first floor of a classic Victorian ex-Warner building, this beautifully presented maisonette offers 811 sq ft of bright and ultra-stylish living space and comes with a reassuringly long lease. With two double bedrooms, loads of custom storage including loft space access, and your own section of the rear garden, it’s a home that feels calm and full of natural light. The location means you’re never far from green space or a good coffee. Lloyd Park and the William Morris Gallery are just a short stroll away, with an excellent selection of independent bars, cafés, and restaurants close by too.

If you lived here...

In a calm residential street just around the corner from beloved Lloyd Park, this home has real presence; thoughtfully designed, full of personality, and clearly loved.

The reception runs the full width of the house, giving you space to spread out in comfort. Three south-facing windows flood the room with light, bouncing off the blonde wooden flooring, which provides the perfect contrast to the black cast-iron fireplace and glossy tiled hearth. Alcove shelving is already in place on either side for your books, plants, or treasures.

The loft space is accessible from the softly carpeted corridor, allowing for coveted extra storage.

Both bedrooms are generous doubles with a light, easy atmosphere. White walls, soft carpet or polished boards, and peaceful garden views make them properly restful, with fitted wardrobes to keep things organised.

Between them, the galley kitchen balances style with practicality: Smoky grey shaker cabinetry with brushed nickel handles runs either side of the room, wood effect worktops add warmth, and patterned tiled flooring ties it all together. A large window keeps the space bright.

The bathroom feels fresh and calm with pale sage walls, white tiles, and a bath/shower combination. A louvred cupboard hides space for your washer and dryer, keeping everything neatly out of sight.

Head down the steps to the garden, reached through a metal archway with lush climber overhead. A mix of beds with established planting and gravel that’s easy to live with and maintain, stretching a generous forty feet, is surrounded by natural wooden fencing.

What else?

Located moments from Lloyd Park and all its amenities, whether it’s a game on the tennis or basketball courts, a workout at the outdoor gym, a visit to the Saturday market, or a quiet stroll through the William Morris Gallery, there are plenty of options to suit everyone.

A word from the owner....

"We have loved living on Brettenham Road for the last four years, with Lloyd Park and our favourite brunch spot, Buhler & Co, right on the doorstep. There is a great community feel, and new cafes and restaurants are popping up all the time. The Dog and Duck's beer garden is fantastic, and we've enjoyed plenty of weekends with a cosy pint in the Bell pub or mooching around the Village. We also love heading out to Epping Forest which is just a 10 minute drive away, or running along the River Lea and the Wetlands. The flat has been a great first home for us to start our family."
