If you lived here...

An enclosed porch opens into a welcoming reception, where a bright bay window brings in an abundance of daylight. Herringbone flooring lends warmth and texture, while the tiled fireplace provides a striking focal point. Generous in size, it invites both relaxation and entertaining.
At the centre sits the kitchen/diner, with top-of-the-range Howdens shaker-style cabinetry, solid oak worktops and premium Bosch appliances, a design that is both classic and contemporary. Crisp white tiled walls provide a clean backdrop, while the same herringbone flooring continues through, giving a sense of flow and cohesion. There is ample room for a dining table here, making it as practical for everyday meals as for hosting. A useful understairs cupboard and an adjoining utilities area add further convenience. Beyond, the bathroom is an elegant space where classic white and chrome fittings are paired with metro tiling and sophisticated charcoal-grey hexagonal floor tiles. A full-sized bath and overhead rain shower sit beneath a generous window, filling the room with light. The utilities space itself is neatly arranged with cabinetry and worktop surfaces, leading directly to the garden.
Outside, the garden feels private and inviting, enclosed by fresh timber fencing and enriched with mature trees and planting. Slate chippings create texture underfoot, with colourful flowers softening the borders. At the far end, a seating area is framed by greenery, an appealing spot to unwind or gather with friends.
Upstairs, the front bedroom is bathed in natural light from twin windows overlooking a leafy outlook. A built-in cupboard, original fireplace and fitted desk with shelving add both charm and function. To the rear, another double bedroom offers soft tones and excellent storage with a full wall of wardrobes. At the top of the house, the loft room with its skylight provides a versatile retreat, filled with light.
Thoughtful updates include Rockwool insulation beneath the floors and within the external walls, ensuring the house remains warm, energy-efficient and peaceful throughout the seasons.
The neighbourhood surrounding this home is rich in character, with plenty to discover close by. A word from the owner.......

"Springfield Road has been my home for the past 18 years, and i’ve loved living here. The house has been lovingly maintained and thoughtfully improved over the years - it’s a bright, welcoming space that blends period charm with modern comfort. One of the things i’ll miss most is the strong sense of community. The street is filled with friendly, supportive neighbours, and there’s a real warmth here that makes you feel welcome. Inside, the house is ready to move into - everything is in immaculate condition so there is really nothing to do. The loft room has been a fantastic bonus - flooded with natural light, it’s served as a peaceful home office, creative studio, and quiet retreat over the years. The south-west facing garden is a true sanctuary that’s private, peaceful, and catches the sun throughout the day. It’s perfect for unwinding - whether that’s a laid-back summer BBQ or gathering around the chiminea in winter.
Living here has been an absolute joy. You’re close to some brilliant independent spots like Curious Goat, Café 56 and True Craft, all of which really add to the character of the area. The green spaces nearby are also a huge part of what makes this neighbourhood special - we enjoyed daily walks with our late dog for 12 years in St James Park to weekend strolls across the Walthamstow Marshes and Epping Forest. There’s a great creative energy here too - with events like the E17 Art Trail celebrating local artists, and venues like Soho Theatre Walthamstow adding to the cultural life of the area. There are schools at both ends of the street and with excellent transport links, it’s easy to get around.
Moving on is bittersweet, but it’s time for a new chapter. I’ll miss this house and this neighbourhood deeply - and I hope the next owners love living here as much as I have."
