About this property
"We couldn’t believe our luck when we moved into Brecknock Road as a young couple and uncovered so many original features. As we slowly renovated and modernised the house, it has served as a generous house-share and, latterly, a jolly family home. The attic studio is a particular boon, providing the option of a welcome tax-free income through the rent-a-room scheme. We love the spacious rooms; light-filled kitchen-diner; and the pretty garden space, as well as the wonderful community, excellent school and established independent shops, bars and restaurants. Arnos Vale cemetery is a particular favourite of ours, with a walk to Wapping Wharf via Perrett’s and Victoria parks for coffee and a bookshop browse being a regular weekend activity. With its renowned street parties and garden lights lasting through the winter months, Brecknock Road has a unique personality, and we feel blessed to have been custodians of this fabulous home for so long."
The home
A substantial Victorian family home over three floors. Entering the home through the original doors with stained glass windows, there is a reception room to the front with a bay window and plenty of period features. The second reception room in the middle of the house is perfect for home working, a formal dining room, a playroom, or even a spare bedroom.
The rear of the house has been extended to create a light and bright kitchen/diner, complete with the original Victorian dresser. The kitchen has a five-ring gas hob, built-in appliances, plenty of units, solid- wood work tops, breakfast bar and separate space for dining, with a lantern window and bifold doors on to the garden. There is also a loo and space for washing machine under the stairs.
Up to the first floor are three good-sized double bedrooms and a family bathroom. The original loft room has been upgraded with an ensuite shower room and kitchenette.
The outside
The rear garden is very private with an astro turf lawn, gravelled area and flower beds. There is plenty of space down the side of the house for storage, as well as space for bikes out the front.
Living in Knowle
One of the real benefits of this house is the amount and variety of parks and green spaces within a short distance. Redcatch Park and Community Garden, Perrett’s Park and Arnos Vale Cemetery, with its popular Atrium Café, are all within 10 minutes’ walk from the house. The expansive Victoria Park and Callington Road Nature Reserve are also nearby, providing brilliant open spaces for the summer or for walking the dog all year round. The ever-popular Hillcrest Primary is just a few minutes’ walk away, as is the Totterdown Children’s Community Workshop which provides high-quality wraparound care. The area is easily commutable from Bristol City Centre, which is approximately 30 minutes’ walk, or a short cycle or bus journey down Wells Road. The area also has lots of amenities on the doorstep with Wells Road recently becoming home to more and more popular bars, cafes and restaurants. The Oxford is as well-respected music venue and the Knowle Pub is within easy reach, providing the ideal locals’ pub for food and drink and is a great spot for a Sunday lunch or a beer in the garden.
