About this property
This bright and spacious one-bedroom apartment sits on the second floor of a mid-century building converted by Trevor Horne Architects. It lies on Grafton Road in Kentish Town, a short walk from Parliament Hill Lido and Hampstead Heath. Gospel Oak station is also close by, with Overground trains to Richmond and Stratford.
The Building
Hackney-based Trevor Horne Architects oversaw the retention and conversion of this 1960s-built former office block. The practice added a two-storey extension at the roof level and preserved the ground floor as a photography studio and gallery space, commissioned by the photographer Rankin for his creative studio. The project was shortlisted for the Retrofit Awards.
The Tour
A lift and stairwell provide access to this apartment, set on the building's second floor. Entry is to a hallway with a useful cupboard on one side and a smart bathroom on the other.
Renovated by the current owner, the apartment is materially driven by its lime plastered walls and smooth oak floorboards. This combination is particularly lovely in the rear open-plan living space, where light from large-format windows works with the scheme to foster a soothing atmosphere.
This space is divided between a living/dining area and a smart kitchen, organised unobtrusively in one corner of the room. It has eggshell-painted cupboards, oak countertops, integrated appliances, and an island-turned-breakfast bar. Adjacent is a smart study nook with a built-in desk.
Large windows continue in the bedroom, a serene space with the same tactile limed plaster walls. A treetop-skimming view overlooks the peaceful, largely residential street below.
The Area
The wide open spaces of Parliament Hill and Hampstead Heath are a three-minute walk via a discreet gated passage. The ever-popular Parliament Hill Lido is within five minutes' walk.
Nearby are the independent retailers of Fortess Road, the popular Soho House restaurants on Highgate Road, and the weekly farmer’s market at Parliament Hill. There are some brilliant local pubs, including Tapping the Admiral, the Southampton Arms and the Pineapple.
Kentish Town's high street is within a 10-minute walk and is home to the likes of Kossoffs and The Parakeet. We've written more about Kentish Town in our Journal. To the north is Tufnell Park, with brilliant restaurants like Authentique and yoga studio Down to Earth.
Transport in the area is excellent, with Gospel Oak (London Overground) a three-minute walk away, and Tufnell Park station (Northern Line) around eight minutes' walk. Numerous local buses (numbers 134,390 and 4) provide easy access to the City and the West End.
