Description
Hintock Farm House was constructed in 2012 of brick under a slate roof and occupies a glorious rural location adjacent to open farmland on three sides and one of the fairways at Wolfedale Golf club on the other. The house has spacious accommodation arranged over three floors and additional ancillary accommodation (see below).
To the front of the house steps lead up to a timber framed porch from where the front door opens into a spacious, well-appointed family kitchen and dining area with double doors to an outdoor seating area. Adjacent to the dining area is a sitting room with exposed brick wall, stripped wood floor and a wood burning stove. To the north a back door opens into a boot room, beyond which is a separate plant room. An inner hall provides access to a utility room and downstairs shower room. On the first floor is a principal bedroom suite with bathroom. On this level there are two further double bedrooms and a family bathroom. A further floor provides two more double bedrooms and a shower room.
The Bungalow
Adjacent to the house, to the north is a detached bungalow, providing superb ancillary accommodation. A spacious sitting room has double doors to outside and there is a well fitted kitchen and utility room. Two bedrooms have en suite access to a bathroom with shower.
Outside
The approach to Hintock Farm House is impressive and gives a sense of arrival to the property. Accessed from a lane, a private track leads down to the property offering lovely views of the surrounding countryside as you approach the house. The track forks in two directions, with a gate and attractive estate fencing delineating the boundary of ownership at that point. The drive sweeps down the hill past a fine old Ash tree to a particularly spacious, gravelled area of parking with a Koi pond acting as a turning circle. From here there is access to a superb, recently constructed double garage with electric roller doors, impressive lighting, ideal for a car enthusiast and an internal staircase leads to an attic room for storage, a gym or a home office.
The gardens at Hintock Farm House are mostly laid to lawn, with terraces to the rear providing spacious level areas of lawn. To the front of the house is a good size gravelled area retained with an attractive brick wall with steps leading down to the drive and a south facing seating and dining area off the kitchen.
