About this property

Arranged on a light-enhancing north-south axis, this three-bedroom Victorian terrace on Lugard Road lies on the border of both Peckham and Nunhead. It has been thoughtfully renovated with a focus on natural, durable materials. It is incredibly well connected with Queens Road station six minutes away on foot. Peckham Rye and Rye station are just over half a mile away in the other direction.

    The Tour

The house’s façade is painted white and has a bay window at the front. The windows have been recently replaced throughout, with sustainable Acoya frames for sustainable durability. Crisp white walls ensure a bright and airy double reception room, with restored original, recently Osmo-treated floorboards. An exposed brick open fireplace adds material texture to the palette.

The kitchen has been recently renovated and retained its original, elegant proportions, with a bay window in the side return that maximises natural brightness. Handmade, white wooden cabinets by Alfie and George amplify a sense of space, with a butler's sink embedded neatly in the alcove of the bay and a gas range by Kenwood. The walls have been insulated with natural, breathable fibers. Oak parquet flooring extends towards the Crittal-style doors set on the rear elevation; it's complete with underfloor heating. A further side door allows direct side access to the verdant garden.

The principal bedroom at the front of the house has retained the original alcoves on either side of the fireplace and is flooded with natural light from two sash windows. Its simple, neutral finish gives way to original restored floorboards and the Victorian bones of the house.

From here, steps lead directly to a converted loft space that has versatile use. Two further double bedrooms are located on the first floor, along with a recently renovated bathroom clad in Hoxton tiles from Mandarin Stone and with a brilliantly repurposed mid-century unit.

    Outside Space

The garden is well-planted with a variety of mature plants and bushes including David Austen roses, ferns and cascading ivy. The current owners have laid Cotswold stone directly from the kitchen, which continues to form a pathway through the garden, with a secluded outdoor dining area amidst the shelter of the surrounding plants.

At the rear of the garden, along the path lies a small shed, useful for storing tools and garden items.

    The Area

Nunhead has a great village-like feel, with a greengrocer, a fishmonger, a deli, a café, and a community centre by aoc architects. Local favourites include Good Cup for coffee, The Beer Shop, Mother Superior for wines/artisanal nibbles, and Alkemi for beautiful handmade gifts. There is also a great selection of pubs like the Old Nun’s Head, Skehans, and The Man of Kent, just around the corner.

Nearby Peckham was recently voted ‘Best Place to Live in London’ by the Sunday Times and is home to popular spots such as Bellenden Road, with its much-loved independent cafés, restaurants, and bars; these include Levan, Artusi and The Begging Bowl. Review Bookshop is a fantastic local independent bookshop, while The General Store is a neighbourhood grocery store and coffee shop presenting the finest seasonal produce, including Neal’s Yard cheese and a selection of natural wines. Market, at the end of Blenheim Grove, is home to workspaces, Tonkotsu and rooftop views from Forza Wine.

The nearby Bussey Building and Peckham Levels, off Rye Lane, host an active and varied programme of yoga/dance classes and workshops, street food and pop-up bars, including the rooftop Frank’s Café, while the Peckhamplex multi-screen independent cinema is a hidden gem. Peckham Levels hosts street food, bars and cafes, along with live music.

The green spaces of Peckham Rye, Telegraph Hill and Goose Green are very convenient for children and dog walkers, while Nunhead Cemetery is a beautiful woodland oasis with wonderful views across the city skyline.

Queens Road Peckham is a six-minute walk away, while Peckham Rye station is a 13-minute walk away. The area is also well-served by bus connections.
