About this property

This bright first-floor apartment lies within a mews development in the Fremont and Warneford Conservation Area, a short walk from Victoria Park and London Fields. Its interior spaces are characterised by a refined palette of smoked oak floors and soft white tones. This apartment also has a private garage, accessed from Helena Place. The delights of Victoria Park Village and Broadway Market are nearby, as are stations in Bethnal Green, Cambridge Heath and London Fields for Underground and Overground travel.

    The Tour

The building's façade of neat brown and red brick is punctuated by large sash windows that chime with the largely Victorian character of the surrounding area. A shared entrance to a communal stairwell opens from Helena Place, a private, quiet cul-de-sac.

The entrance to this apartment is on the first floor, opening to a hallway. Here, walls are washed in 'Strong White' by Farrow and Ball, and engineered smoked oak floors from Kahrs run underfoot, a palette that flows seamlessly into the open-plan living/dining room.

Two sash windows in the living/dining room bathe the space with natural light that filters through the leaves of mature London plane trees outside. The room has high ceilings and is topped with smart coving. There is also plenty of space for a dining table and a relaxed seating area.

The kitchen is on the other side of the plan, with built-in cabinetry along two walls. There is an integrated four-ring induction hob and oven, and a stainless-steel sink is positioned under a sash window. The current owners have arranged a study space in the kitchen, but this could also house a breakfast table.

The bedroom is next door to the living room, also washed in white and with views over the communal gardens. The bright bathroom has a rain-style shower fitted over a bathtub.

    Outdoor Space

Residents of the building have access to a leafy communal garden at the rear of the building. Its lawns are studded with an array of wild and planted shrubs and foliage.

The apartment has a private garage accessed from Helena Place.

    The Area

The house is just a few minutes’ walk from Victoria Park, one of London’s most popular green spaces. London Fields, with its heated lido, is also close by. Weekly food markets take place at Victoria Park and at Broadway Market, with its independent cafés and shops including Climpson and Sons, Donlon Books and Artwords.

Well Street Common and Well Street are also close; the latter is home to the delicious Indian-Irish restaurant Shankeys. Mare Street market, a thriving community hub with food, drinks and a selection of boutiques, is a 13-minute walk away. Other popular restaurants include Elliot’s, also on Mare Street, and lardo on Richmond Road. The wonderful Pophams (which serves pastries by day and pasta by night) is just around the corner from the apartment, as is Okko at Victoria Park Village.

E5 Bakehouse, on the edge of London Fields, is excellent for freshly baked artisan bread and grains. Brat x Climpson’s Arch is also close by, as is Pockets with its legendary takeaway pitas. Max Rocha’s Café Cecilia, by Regent’s Canal, is another neighbourhood favourite.

Cambridge Heath and London Fields rail stations are both within a 20-minute walk of the apartment, offering regular Overground services to Liverpool Street. Hackney Central is only slightly further afield and runs services to Highbury and Islington, for Victoria line connections, and to Stratford in the east. There are also excellent bus routes in the area towards central London.
