The Land
The land is classified as grade 3 on the Agricultural Land Classification maps and is within the Everingham soil series which is defined as deep, stoneless, permeable, fine, sandy soil. The arable land which is currently in fallow can grow cereal and root crops, and the permanent grass has been well managed. We understand that drainage works were carried out principally to Field 9463 in 2022.

Building 6- a bulk food-store, 5 m x 10 m. A steel portal frame building with high eaves, steel sheet cladding and roller shutter door (seized up).
Building 7- open bulk feed store, approx. 14.0m x 8.0m with low block walls.
Caravan. There is a two-bed caravan 36.0 ft x 12.0 ft in situ which has been used as an office (mains electricity and treatment plant).

Location & Directions - Meadowbank Farm lies in a private position accessed off Scoreby Lane which leads directly onto the A166 York to Driffield Road, approximately 2.7 miles south-west of Stamford Bridge, and 1.2 miles south-east of Gate Helmsley.
From the A166 take Scoreby Lane south and follow for approximately 1 mile. Take the private road on the left and continue for approximately 200 metres until you reach the farm steading.
Rights of Access - Access south along Scoreby Lane from the property is not permitted. The neighbouring property has rights of access over the private entrance track, paying a fair and reasonable proportion of maintenance costs. The purchaser has an obligation to keep the hedge to the north side of the access track, well trimmed.
Rights of Way, Easements and Wayleaves - The property is sold subject to and with the benefit of all wayleaves, easements and rights of way whether public or private whether mentioned or not. The farm is crossed by a watermain, a gas pipeline, sewage pipe and electricity poles. There is a public footpath which follows the length of the riverbank.
Planning - There have been a number of planning applications relating to the site, determined by the City of York Council Planning Department. These include:
21/00440 Erection of 2 Agricultural Buildings each 90’ x 55’. Permitted but not built.
20/01744 Certificate of Lawfulness for proposed development of water source heat pump (granted).
11/00593 Siting of Caravan to be used as temporary agricultural workers’ dwelling (permitted but expired).
10/01988 Agricultural Building for accommodation of livestock (permitted).
There was a plan to install ground source heat pumps, associated drying floors and servicing equipment which was largely completed but never operational. The equipment has now been removed from the buildings but we understand that underground apparatus in connection with the ground source heat pump remains in situ.
Services - There is mains electricity and water to the farm buildings. In addition water is laid to field 3652.
Water is supplied to Meadowbank Farmhouse who reimburse their charges and 50% of the standing charge. A drain laid in field 3652 was constructed at the joint cost with the neighbours.
Tenure - The property is offered for sale freehold with vacant possession upon completion.
Fishing Rights - Fishing rights along the single bank of the River Derwent are included, but are believed to be let (no written agreement). Access to the fishing rights is via a shared access with the sewage works.
