About this property
Spanning some 886 sq ft, this refined three-bedroom Victorian maisonette lies on a peaceful street in De Beauvoir. Original features remain in situ, including large sash windows and a sweeping staircase. There is a neat front garden in front of the building, with space to dine outdoors and grow plants. Local public transport options are excellent, and there are plenty of dining destinations in nearby Dalston, Haggerston and London Fields.
The Tour
The house is set back from the street in a quiet, residential part of De Beauvoir. A short flight of steps ascends to the home's front door, which opens to a bright hallway on the raised ground floor level.
Reclaimed parquet flooring in a herringbone pattern extends underfoot and continues into a light-filled, open-plan reception area. It's been well insulated and sound proofed from beneath, with Farrow & Ball paint colours throughout.
The atmospheric kitchen and dining areas are toward the rear, beautifully finished with Railings by Farrow & Ball and panelled walls. A tall sash window frames tranquil views of the treetops. DeVOL kitchen units are topped with oak work surfaces and complemented by handy, full-height open shelving. At the centre, a large island provides additional space for food preparation and casual dining.
At the front of the plan is a generous seating area, where natural light spills in from a tall sash window. Crisp white walls are offset by skirtings in deep tones that echo the kitchen and internal doors.
Painted white, the original staircase reflects the pared-back feel of the interiors while upholding the maisonette's period charm. Understairs cupboards provide a practical spot to store coats and boots.
Upstairs, the landing is flooded with natural light and appointed with soft pinkish hues and painted floorboards. There are three quiet double bedrooms - two doubles and a single, each finished with a unique palette and with built-in storage.
A bright shared bathroom is accessed from the landing. Traditionally styled, it has metro tiles on the walls, a shower over the bath, and chrome and ceramic fittings.
Outdoor Space
A private front garden lies at the front of the building, discreetly concealed behind a low brick wall and established planting. Laid with gravel, it provides a spot for morning coffees or afternoon aperitivos in warmer weather. There's also a handy bike shed at the front.
The Area
The maisonette is conveniently positioned for the pubs, restaurants, shops and cafés of Islington, De Beauvoir and Dalston.
The Scolt Head and De Beauvoir Arms are both excellent and close to home. The De Beauvoir Deli has two outlets a few moments away and is a firm favourite with locals, offering locally sourced produce alongside seasonal fruit and vegetables, sandwiches and salads. Sweet Thursday offers Neapolitan-style pizza with craft beers and wine.
Other excellent local spots include Batch Baby, Dan's and wine bar Goodbye Horses. The Regent's Canal lies just beyond and is home to the inimitable Towpath and self-proclaimed 'kid-friendly' Japanese café Toconoco. The canal's footpath provides a gateway to the rest of London, and the shops, galleries and restaurants of Shoreditch beyond.
There are brilliant schooling options nearby: Hackney New Primary School, Our Lady and St Joseph Catholic Primary School and City of London Academy are within easy reach.
Dalston Junction station is a three-minute walk away and provides London Overground services (Windrush line) between east and south London. Dalston Kingsland is seven minutes away, with further Overground services (Mildmay line) connecting substantial portions of London. Round-the-clock buses run to the City and beyond from Kingsland Road.
