Moments from Ladywell Fields
Who needs a country cottage when you’ve got Ladywell Fields at the end of the road? This bright, well-loved home is full of warmth and personality; a proper house that feels like home the second you walk through the door.
The living room sets the tone straight away. It’s south-facing, so sunlight pours in through the day, and there’s a working wood-burning stove that makes winter evenings properly cosy. The two reception rooms connect through wide wooden doors, meaning you can open them up for entertaining or keep things closed off when you want to curl up with a film.
The kitchen has been cleverly rethought, with a built-in banquette that doubles as storage and a big cupboard to keep clutter at bay. There’s underfloor heating (handy on colder mornings), and all the appliances, washing machine, dryer and dishwasher, have been replaced in the last few years. The back door was replaced last year with full glass panels, so you can look straight out onto the garden.
Upstairs, the bedrooms are comfortable. The main room has air conditioning; an absolute dream in summer, plus a new ensuite, blackout blinds and double glazing, so it’s blissfully quiet and dark for sleeping. The second bedroom has been replastered, repainted and fitted with a new radiator and windows, while the third has also had its windows replaced and a fresh coat of paint. The fourth room makes the perfect study, but could easily be used as a bedroom if needed.
The family bathroom has had a full refresh, with a new bath, sink, window, towel rail and floor. Storage is another strong point - there’s a large cellar below (the stairs have even been reinforced), and a huge attic above with standing height, already checked as suitable for conversion.
The practical stuff’s been taken care of too: A new boiler installed in 2023, several new radiators, and new double-glazed front windows with child locks.
And that garden is a real surprise. North-facing on paper, but in reality, it’s flooded with sun throughout spring and summer. Newly laid sandstone paving, established palms, and a thriving wisteria that flowers twice a year make it feel bright and full of life. The high back wall not only adds privacy but reflects warmth into the space. At the front, there’s a bike shed with a green roof that keeps things neat (and nods to Ladywell’s green-leaning spirit).
And then there’s the location - possibly one of the best-connected corners of south-east London. Catford and Catford Bridge stations are both nearby, giving you a choice of lines and reliable trains to London Bridge in just over ten minutes, plus links to Cannon Street, Charing Cross and the Elizabeth Line at Farringdon. Ladywell station’s a lovely walk away, especially in summer when a stroll through the park is a good start to the day. Hither Green and Lewisham stations are also within easy reach.
Ladywell Fields is literally at the end of the road, 30 seconds, if that, with Mountsfield Park, Lewisham Park and Hilly Fields all close by for weekend walks. Lewisham Hospital is around the corner, and the street itself is quiet, with easy parking (free at weekends).
And when you’re not commuting, you’ve got a choice: Catford for all the useful stuff (Tesco, Aldi, Specsavers and the rest), Ladywell for the lovely things (Le Delice, Mama Dough, Oscar’s and Wilson’s), and Lewisham just up the road for M&S, H&M and Primark. For all you coffee lovers Servesmith coffee shop is a stroll away, and Forma Pilates Studio is housed just around the corner. It’s the best kind of location, practical Monday to Friday and sociable at the weekend.
If you’d like to see it for yourself, give us a call. Just don’t be surprised if you start planning your move before you’ve even finished your coffee.
