The Norfolk Agents are pleased to offer this spacious and well-presented character cottage, situated just a short walk from the village centre and a 5-minute drive from the beach in the popular village of Snettisham. Having twice been extended at the rear, this property now provides superb ground floor living space which is complemented by generously proportioned bedroom accommodation upstairs. The property occupies a generous plot, with a delightful south-facing rear garden and an off-road parking space to the front.
We would like to make interested parties aware that the property is available with no onward chain.
Accommodation
Visitors are welcomed in to the front entrance hall, with stairs rising to the first floor landing and an original door opening into the sitting room. The sitting room is a well-proportioned and versatile space, with a bay-window with a fitted bench seat to the front and a woodburning stove serving as the room’s main focal point. A door from the sitting room leads into the side entrance lobby, where there is a large under stairs storage cupboard, a useful recess which houses the washing machine and a door to the ground floor cloakroom, as well as a side entrance door.
The impressive open-plan kitchen/dining/living area is located in the extension at the rear of the ground floor. The spacious kitchen comprises an extensive collection of oak fronted base and wall mounted storage units, incorporating an integrated Bosch oven with grill and a 4-Ring ceramic hob. There is also an integrated dishwasher and space for a freestanding fridge freezer. Beyond the kitchen is the dining and living space, which features vaulted ceilings with roof lights and a trio of windows which overlook the rear garden.
Upstairs there are three bedrooms arranged around the landing, along with the neatly appointed family bathroom, which includes a mixer shower over the bath and a hand basin with vanity unit. The master bedroom is a spacious double with views over the garden, whilst the second bedroom is also a comfortable double room with built-in wardrobes. The third bedroom is a more compact double or generous single room, which currently houses bunk beds.
Outside
The property is set back from the road behind a shingle frontage which provides off-road parking for one vehicle. Gated access at the side of the house leads around to the south-facing rear garden, which is divided into two sections. The area immediately to the rear of the house includes a paved seating/barbecue which leads onto a neatly maintained lawn. Half way down the garden there is a row of mature trees and bushes, with a walkway leading through to the lower part of the garden which is completely private and includes an elevated decked seating area.
Location
Snettisham is a popular village approximately 5 miles south of Hunstanton and 10 miles north of the historic market town of King's Lynn. The village is known for its sense of community, with various clubs, groups and an active programme of events around the churches and village hall. The types of property in the village comprise a broad mixture of period cottages, farmhouses and more modern properties, along with a wide range of amenities. Within a short stroll of this property there are a variety of shops (including a new Co-op, bistro, hairdresser's and pharmacy), the award-winning Rose and Crown public house, primary school, doctor's surgery, vet's practice and builder's merchants. The village church is a striking feature of the landscape, with a 175ft tower and spire, thought to be one of the tallest in Norfolk. Opposite the village hall there are playing fields and a cricket pitch, which also hosts regular car boot sales and a farmer's market. An annual Victorian Christmas Fayre is held in the village square. Other local attractions include the nearby Royal Sandringham Estate, Norfolk Lavender and farm shop at Heacham, several wildlife areas (including rspb reserves at Snettisham beach and Titchwell), the beautiful North Norfolk Coast, various golf courses, walks and sailing.
