Description

A rare opportunity to acquire this exquisitely restored Grade II listed timber-framed cottage in the heart of Stoneleigh. Dating from the 18th century, Calkin Cottage seamlessly blends period authenticity with contemporary luxury, having undergone a meticulous renovation that honours its rich heritage whilst introducing the finest modern materials and craftsmanship. Every detail has been carefully considered, from the hand-painted cabinetry to the solid brass fittings, creating a home of exceptional character and refinement.

The Property

''Calkin Cottage was historically two separate dwellings, home to various workers from the nearby Stoneleigh Estate. In 1801, a farm labourer, a sempstress, and a shepherd with his wife called it home. These glimpses into the past lend the cottage a living history, whispering stories of the people who shaped its walls and the surrounding landscape.''

Stepping through the charming entrance, the cottage immediately captivates with its wealth of original features. Throughout the home, oak ledge doors, cast iron radiators, and natural materials including limestone, oak and lime plaster create an atmosphere of timeless elegance, whilst solid brass Corston Architectural switches and light fittings add subtle touches of luxury.

The heart of the home, the living room strikes a perfect balance - intimate enough for quiet reflection, yet generous enough to host larger gatherings. Period casement windows with traditional leaded lights flood the space with natural light, whilst magnificent original oak beams span the ceiling. A contemporary log burning stove sits within an elegant alcove, providing both warmth and a captivating focal point for cosy evenings.

Adjacent to the living room, the dining room continues the cottage's enchanting narrative with its own collection of original oak beams and period casement windows with leaded lights. Natural limestone floors add texture and warmth underfoot, whilst a characterful period fireplace and oak staircase balustrade enhance the historic ambience. An inbuilt crockery cupboard provides both practical storage and period charm.

A masterpiece of design, the kitchen beautifully demonstrates how contemporary functionality can enhance rather than compromise historic character. Original oak beams frame the space, whilst new casement windows ensure abundant natural light. The bespoke oak hand-painted in-frame kitchen is finished in the sophisticated Mylands Messel Green, complemented by solid brass handles from Rowen and Wren and Corston Architectural switches throughout.
The kitchen is comprehensively appointed with an appliance cupboard featuring spice racks, integrated fridge and dishwasher, a classic Belfast sink with solid brass Rowen & Wren tap, and elegant Devol pendant lighting. Solid quartz worktops provide both beauty and practicality, completing this exceptional cooking and entertaining space.

Adjacent to the kitchen, a thoughtfully designed bar area features oak shelving with Corston architectural brackets for glassware, alongside oak hand-painted fitted cabinetry in matching Mylands Messel Green. An integrated fridge/freezer ensures seamless entertaining, whilst a dedicated broom cupboard, integrated washing machine and tumble dryer maintain the clean aesthetic. A large door opens to the rear courtyard, creating wonderful flow for outdoor entertaining.

A peaceful retreat for book lovers, the study features built-in shelving painted in Farrow and Ball's archival Dauphin colourway, harmonising beautifully with the walls. Double doors open to the rear outdoor courtyard, inviting the garden inside.

Ascending to the first floor the original oak beams and an exposed lime-mortared chimney breast with reading nook on the landing create an enchanting arrival. The thoughtful layout ensures privacy and tranquility throughout.

The principal bedroom is a serene sanctuary beneath vaulted ceilings, where original oak beams frame new casement windows that bathe the room in natural light. Generous eaves storage maximises the space, and electrics are ready for pendant installation if desired, allowing for personal customisation.

Equally charming, the second bedroom features original oak beams and a period casement window with leaded lights. The vaulted ceiling creates a sense of space and light, whilst generous eaves storage provides practical functionality.

The bathroom combines period sensitivity with modern luxury. Natural limestone tiles create a spa-like atmosphere, whilst Lusso stone bathroom fixtures, a large heated towel rail, and solid brass Corston Architectural wall lights demonstrate the attention to detail throughout this renovation. New casement windows ensure natural light and ventilation.

The Garden

Outside, the property unfolds into a delightful series of outdoor spaces. A patio contained within a charming courtyard features yew hedging and woven hazel fences, creating an intimate al fresco dining area. This flows naturally into the garden proper, where a manicured lawn spreads beneath a sprawling cherry tree. Historic buxus sempervirens box hedging adds structure and formality, framing this peaceful retreat.

Sellers Story

As the custodians of Calkin Cottage, we have loved living in this historic home. The whole house has so much character and charm, a result of years of careful renovation. We purchased it out of a love for period properties, and with family experience in renovating older buildings, we felt ready to take on this piece of local history. Much of it hadn’t been touched since the 1980s, and many of the historic features had been covered over. After obtaining the appropriate Listed Building consent, we set about renovating the entire cottage - uncovering and restoring the results of years of neglect.

We used natural materials throughout: Lime plaster, natural oak, limestone, and sheep’s wool insulation. The renovation was slow but considered, resulting in a beautiful period home that is relevant for 21st century living. A peaceful retreat from our busy working lives.
The village of Stoneleigh is truly enchanting. With its chocolate-box cottages, a thriving local club, and a church that dates back to the 1100s, it is a most delightful place to call home.

We spend a lot of time in the living room. It feels both intimate and generous. Large enough for convivial gatherings, yet small enough to snuggle in front of the fire on a cold winter’s evening. We love the way the morning light shines through the casement windows, dancing on the lime-plaster walls, creating a mottled pattern from the old glass. It’s these gentle meetings of nature and history that make this room such a pleasant place to be.

We also love the kitchen. It really is the heart of the home, a place where guests gather around the island while meals are prepared, and where the most memorable conversations take root. The space has been designed to work well, with hidden appliances and a pantry style cupboard with inbuilt spice racks and worktop appliances. We love how it combines practicality with a welcoming, cocoon-like warmth.

The renovation was a true labour of love, and living here since has been a joy. Each day, the cottage offers fresh inspiration. Perhaps in the way the morning sun pours into the dining room, or how the patina of the oak beams deepens as evening light settles in. We’ve loved settling into the peaceful comforts and quiet beauty of a more natural country life, one that awakens creativity and fills each day with quiet wonder.

We have also enjoyed curating a selection of furniture and objects to fill the space with, giving the entire place a consistent style and character. The large ‘Celebration of Antiques Fair at Stoneleigh’ event is held twice yearly and is a brilliant place to pick up timeless treasures.

We will miss the of cottage’s warmth and gentle beauty, and the quaint village in which it sits, but we feel ready to move on. Though we leave with heavy hearts, we take comfort in passing the baton to another. Someone who will cherish and care for this charming cottage as we have.

Location

Stoneleigh is a picturesque village offering a perfect blend of rural tranquility and accessibility, with excellent transport links to nearby towns and the wider area. The cottage sits within this historic setting, maintaining the authentic character of village life whilst offering modern comfort and convenience.
