About this property
On a quiet stretch of Bexhill Road, this Crofton Park house has a calm, put-together feel; bright rooms, clever storage and a private garden that catches the sun.
It’s an Edwardian terrace that is set over three floors, with original cornicing, pretty fireplaces and cast-iron radiators.
The living room is painted in Little Greene’s Light Peach Blossom, a warm, subtle shade that works beautifully with the dark wooden flooring and fireplace, and the alcove cupboards and shelves make the most of the space. The hallway continues the Edwardian feel with the same dark floorboards, a smart new handrail and a Tado-controlled radiator.
The kitchen (which has been extended into the side return) is both practical and welcoming. There’s a gas hob, electric oven, built-in fridge and freezer, and plenty of storage thanks to a walk-in pantry and utility room. The Wren kitchen feels solid and timeless, and skylights over the kitchen counters combined with the full-glass back door that opens straight into the garden brings in the morning light.
Outside, the south-east-facing garden is peaceful, private and easy to maintain. It’s been fully landscaped with sandstone paving, higher fencing for privacy and built-in storage benches. The high-quality artificial grass looks great year-round (and stands up to dogs), and the garden catches the sun through the morning until around 5 pm in summer. Parking on the street is currently unrestricted and usually easy to find.
Upstairs, the main bedroom, also painted in Light Peach Blossom, has fitted wardrobes, shutters for full blackout and a Tado-controlled radiator. The guest bedroom is another generous space with blackout blinds and shutters, while the recently decorated nursery has new shelving. A fourth room (currently used as a dressing room) is bright and welcoming, and the loft conversion has a convenient ensuite.
The family bathroom has a luxurious feel with underfloor heating on a thermostat, Burlington fixtures throughout and has a timeless classical style - the perfect setting for long soaks in the tub!
The major work was done by the previous owners to a very high standard. The loft conversion with an ensuite, kitchen extension and remodel, reconfigured ground floor and replacement windows.
The current owners have added their own touch with improvements such as; landscaped front and back gardens (restoring the front path tiles and steps), fitted alcove cupboards and shelving in the lounge, wardrobes in the bedroom alcoves, shelves in the downstairs loo, a new boiler, a new flat roof on the loft, full redecoration, Wi-Fi–controlled Tado heating, new stair handrails, Hillarys blinds in the kitchen, TV mounts in the lounge and main bedroom, and new shelving in the nursery. Both fireplaces, in the lounge and main bedroom, are fully functional and were swept and checked last winter.
The house itself is peaceful, and the street even more so. There’s a friendly mix of long-term neighbours, a street WhatsApp group and little through traffic; you can sit in the garden and hear almost nothing.
Transport options are excellent. The 284 bus stops near the end of the road for Lewisham, Ladywell or Catford. Crofton Park station (Thameslink) is about an eight-minute walk; Ladywell and Catford Bridge are roughly 14 minutes on foot or five minutes on the 284. You can reach the Overground from either Honor Oak Park or Brockley in around 15 minutes. Hither Green is about a 20-minute walk; Lewisham about 25, or under ten by bus.
Crofton Park High Street is eight minutes away and has everything you need, good coffee shops, Mindfit gym, a post office, Budgens, Co-op and the famous 1950s Rivoli Ballroom. Green space is all around you too: Blythe Hill Fields, Ladywell Fields and Hilly Fields are all close by, and Beckenham Place Park is just a couple of Thameslink stops away.
It’s a well-finished, incredibly comfortable home on a genuinely friendly street, easy to live in and easy to love. If you’d like to take a look, give us a call.
