Located in the rural village of Hatton, just 7 miles north of Ellon, off the A90, Burnbank is a traditional house dating back to 1910, built from pink granite originally sourced from the Stirlinghill quarry. Built for two seamstress sisters, the house, which later became a Bank, boasts five bedrooms and enjoys views over open countryside.
Surrounded by a woodland garden on two sides, extending to more than a third of an acre, Burnbank also retains many original period features.
The property includes a 24-square-metre outbuilding, currently serving as an office, which can be accessed via the rear garden or its own entrance. With mains water, electricity, and Wi-Fi, it could readily be adapted for additional living space or potentially generate additional income.
Ground Floor
Entry through the front door leads into a spacious porch with room for cupboards to store coats, shoes, and other items, as well as seating. From the porch, an internal door opens to the expansive, open, parquet-floored hallway and staircase, the latter retaining its original French-polished handrail, cast-iron spindles, and newel post.
To the left of the hallway is the lounge. This room fully embodies the home's period character with deep skirtings and covings. The original slate fire surround frames a traditional cast iron open fireplace, with a nearby gas connection available should conversion be preferred.
French doors open from the lounge into a second sitting room, also accessible from the rear hallway. This reception room, now used as a study/library, enjoys charming rear garden views through French doors. With fitted shelving, storage cupboards, and a shelved recess, it offers flexible use to suit individual needs.
Continuing through to the rear hallway, we reach the centrepiece of the home: A spacious kitchen and dining room. The kitchen features extensive base and tall units, the doors of which are a mix of solid oak or grey-painted surfaces, with contrasting grey worktops. The integrated appliances include a microwave, oven, 5-ring gas hob, extractor, dishwasher, and fridge/freezer. There is also an additional professional Vent-Axia extractor. The stone floor is a modern update that echoes the property's historic era. The raised dining space features solid French oak flooring and comfortably accommodates a large table for eight. An electric wood-burning effect fire along with radiators provide warmth.
Utility Room
Also accessible from the rear hallway, the well-equipped utility room features a washing machine, tumble dryer, and several fitted units that match those found in the kitchen, creating a cohesive look throughout the home's functional spaces, along with the flooring.
Completing the ground floor accommodation is a convenient cloakroom with WC, wash hand basin, and shaving point, which, with Travertine floor and wall tiles, enhances the home's practicality for both residents and guests
Basement
The rear hallway's external door provides access to the private, extensive lock block driveway, which features both single and double entrance gates and can accommodate up to five vehicles. Another door in the same hallway leads to a staircase descending to two large basement rooms, situated directly below the ground-floor reception rooms. Although the basement is currently used for storage, it benefits from external windows and its own door, offering potential for conversion into additional living space or an apartment/granny flat. This external door opens onto a large wooden deck, suitable for a hot tub or barbecue area, with steps leading up to a second deck and the front garden.
First Floor
Returning to the front hallway, the open staircase leads to the first floor via a mezzanine area with custom-built storage and a family bathroom. The mezzanine landing is bathed in light from the large skylight, which incorporates the original coloured and etched glass.
The family bathroom features a cathedral ceiling and incorporates a large spa bath with central taps, as well as an overhead powered hand and rain shower. There is a Victorian-style w/c, bidet, handbasin, and shaving point, along with further custom-built storage.
A short flight of stairs then leads to the five bedrooms. At the front of the house, the principal bedroom features extensive fitted wardrobes and storage units. The fifth bedroom, accessed within the principal, is currently used as a craft and sewing room but could be converted into a nursery, dressing room, or an en-suite shower room with an electric shower, wash hand basin, and WC.
The second double front bedroom also has fitted units. The two rear double bedrooms are generously sized and offer ample space for a variety of furniture. One features an engineered oak wooden floor and affords access via a loft ladder to the floored and insulated loft. This extends across the entire property, featuring power and lighting.
Outside
The front garden is fully enclosed with a galvanised wrought iron fence. It is bordered on both sides with a stone path. Steps provide access to the side and rear gardens.
These garden areas, being fully enclosed, are both private and peaceful, and have been maintained as a woodland, under sown with bluebells, foxgloves, wild garlic, and other native plants. There is also a small orchard with ancient varieties of apple, pear, plum, and cherry trees. Apart from the wooden patio outside the basement door, there is another private, secluded outdoor eating or seating area. A third raised wooden deck and patio surround the garden outbuilding. The adjacent burn offers an additional haven for local wildlife.
General Information
The property has gas central heating with radiators in all areas, including the basement rooms. The efficient boiler was replaced less than two years ago and has a ten-year guarantee. All rooms have deep wooden skirtings. Rooms at the front, the porch, and the staircase retain deep covings. The kitchen/dining area, hallway, and three bedrooms have period lighting and electrical switches in oak and Bakelite. The house has a CCTV security system. There are several external water and power points, both at the rear of the house and at the outbuilding. Ground-floor rooms were taken back to stone, insulated, plaster boarded, skimmed, and rewired before decoration. Bedrooms have received similar treatment to gable walls. The original windows have been retained as period pieces but reglazed with bronzed glass, which reflects heat and reduces loss. The wood frames have been treated and draught-proofed. Additionally, most of the ground-floor windows are equipped with secondary glazing.
The house is sold with all fitted carpets, white goods as listed, and some of the existing light fittings, blinds, and curtains. There is also a complete metal framing system to provide an extensive carport/balcony at the rear of the property, outside the second reception room, accessed via the French doors. Neither this nor the conversion of the basement rooms would require planning permission, as the former is within permitted developments and no change of use would be required for the latter.
The property is classified as Band D for Council Tax. Utility costs (gas/electric) were £174/month prior to the installation of secondary glazing and draughtproofing. The village has good fibre internet and 4G mobile phone connection.
