Garden Cottage offers the unusual opportunity of a house with character and in need of some improvement, in a tucked away private and protected location. Creeper clad and built of brick with a tiled roof and UPVC double glazed leaded light windows, the house is believed to date from the 1930’s, with considerable additions and remodelling in the 1980’s. With an individual arrangement of rooms on two floors together with the advantage of a detached annexe and garage building.
Outside
Offering many opportunities for leisure, recreation and country pursuits. The house is approached off the Tilford Road by an unmade drive of about 300 yards, passing a large water feature and on to a parking area adjoining the house and the annexe. Naturalised grassy areas with three ponds fed by a pumped stream adjoin the house and lead to mixed woodland beyond to the east with oaks, pine trees and paths with several glades. Southwards, a lightly wooded area has many oaks and two owl breeding pens. The land is designated for nature conservancy, a ‘Priority Habitat’. Beyond to the south, the light woodland opens to open ground approached and ringed by a grassy vehicular track and including a field of about 12 acres divided into open space with some re-wilding and orchard. A feature plateau in the centre of the field is ideal for picnics and camping and commands wide and long views to the south west. Below the easterly slope of the hill is a further field of about 11.2 acres currently down to pasture. In all total extending to about 29 acres.
