Description

A beautifully presented 3-bedroom, 3-bathroom flat in the prestigious Viceroy Court has come on the market for the first time in 10 years. Situated on the fourth floor with lifts, this property enjoys high-quality finishes throughout.

The flat comprises three spacious double bedrooms, two of which are en-suite, plus a guest bathroom. A large double front-facing reception room opens onto a balcony, providing a bright, airy space perfect for entertaining. A separate modern kitchen is fully fitted, and the property benefits from air conditioning, wooden flooring, and ample natural light throughout.

Viceroy Court offers 24-hour uniformed porter service, recently refurbished communal areas, and a communal roof garden with panoramic views of the London skyline. Residents also enjoy off-road forecourt parking and manicured gardens.

The location is exceptional, directly opposite Regent's Park and the Regent's Park Canal, yet just minutes from the West End. St John's Wood High Street, Primrose Hill, and Regent's Park Road offer a range of boutiques, cafes, restaurants, and cultural amenities. Lord's Cricket Ground, Regent's Park Open Air Theatre, Hampstead Theatre, and leading private hospitals are all within easy reach, alongside some of London's most sought-after schools.

Combining park-side tranquillity with city convenience, this flat is ideal for families, professionals, or anyone seeking a refined London lifestyle.

Owners' Questionnaire:-

What attracted you to this specific house and location?

The area is wonderfully green and feels peaceful, yet it's very close to central London. The flat itself is generously sized, and the porter service is exceptional - truly hotel-like. Having lived in other blocks on Prince Albert Road in the past, we can confidently say that Viceroy Court is the best by far.

What are the neighbours like?

Everyone here is friendly, and many residents have lived in the building for 20+ years. The community spirit is strong, with summer and Christmas gatherings organised by the building. There are also a few famous residents that live here.

Memorable/remarkable event?

There are countless special moments, but one highlight is enjoying the views and fireworks from the roof garden on New Year's Eve, truly unforgettable.

How long have you owned your property?

Since the summer of 2016.

Who do you think would be the ideal next owner?

This home would suit a young couple starting a family, an older couple, or even parents with children at various stages or even as a pied de Terre.

What can you tell us about the history of the property and how it has been adapted by previous owners?

Viceroy Court has a rich history. During World War II, it was used by the RAF, and it became a luxury apartment block in the 1930s, offering residents stunning views of Regent's Park and the London skyline along with modern amenities.

The previous owners were doctors who used the flat as a holiday home; they maintained it beautifully.

Why have you decided to move on?

We now spend very little time in the UK, only a few days each year. It's a shame, because if we lived here full-time, we would keep it. Maintaining such a large property for occasional visits no longer makes sense, although we have ensured it is well cared for and cleaned regularly while away.

How convenient is it for commuting from here?

The location is extremely convenient. You can easily walk to multiple parks, enjoy strolls along the canal, and access shops, restaurants, supermarkets, and cinemas in St John's Wood, Marylebone, Primrose Hill, Swiss Cottage, Maida Vale, and Baker Street.

There's a bus stop right outside the building with routes to Baker Street, Oxford Street, and Hyde Park. It's about a 20-minute drive to the City of London, or roughly 25 minutes by tube during the morning commute. Both nearby stations are within a comfortable walking distance.
