Outbuilding
We are proud to bring to market this beautifully presented three bedroom home in the highly sought after village of Stanton Harcourt. Digitally linked central heating, brand new log burner and a new boiler that is only 6 months old are only some of the many features that this property boasts. Do not miss out on this great opportunity!
The property:
Approaching through the mature and recently landscaped front garden, this charming home offers an immediate sense of privacy thanks to the mature hedging that provides a thick screen from the road. The attractive, modern paved patio area flanked by mature lawn and borders at the front is perfect for outdoor relaxation and entertaining. The outbuilding to the property can be reached from here which internally is currently configured as a home gym.
The property welcomes you with a well lit entrance porch, leading into an inviting entrance hall adorned with laminate flooring and featuring a convenient cupboard under the stairs. A well presented downstairs WC adds to the practicality of the home.
The ground floor boasts a large, inviting living room, where a cozy log burner serves as the room's centerpiece. This space seamlessly flows into a well-presented dining room, both featuring laminate flooring underfoot, creating a cohesive and stylish look. The modern kitchen is beautifully appointed, arranged in a practical horseshoe layout with stylish white metro tiles lining the walls. The kitchen offers ample countertop space and storage, alongside space and plumbing for essential white goods, making it a functional and aesthetically pleasing area for cooking and gathering. The handy serving hatch into the dining room is both practical and stylish.
Upstairs, the property features three generously sized double bedrooms. The primary bedroom is particularly spacious, offering a comfortable and relaxing retreat. The family bathroom is beautifully finished, featuring a shower over the bath, a heated towel radiator, and stunning copper fixings, adding a touch of elegance and luxury. Each bedroom provides ample space and comfort, making this home perfect for families or those looking for extra room to accommodate guests.
Parking is to the rear of the property and both the front and rear garden areas are fully enclosed. There is further parking available at the local village hall a couple doors down. Please note, the property is heated by oil.

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £75 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.
Situation:
The village lies about 4 miles southeast of the thriving market town of Witney and is within about 6 miles of the dreaming spires of Oxford. Settlement dates back to the Bronze age and the village takes its name from Harcourt family who resided there from the 12th to 18th centuries. The village has a fine Grade 1 Listed church dating from c. 1130 and its rich heritage has been featured in the Channel 4 programme 'Time Team'. The local 17th-century Pub was refurbished and extended in 2019, but retains its beams and roaring log fires as well as serving superb food (2 aa Rosettes). The village Church of England primary school was rated 'Good' by Ofsted in November 2019 (this has been retained as per their last inspection early 2025) and runs a breakfast club. Hardwick Park is within a couple of miles and offers two large lakes. One has a watersports centre, (the home of West Oxfordshire Saling Club) the other set aside for anglers.
The property is within 6 miles of both Hanborough Station (journey tie to Oxford 9 minutes) and Oxford (journey time to Paddington 52 minutes). Junction 9 of the M40 is a little over 12 miles away with access to the M4 (junction 14) about 21 miles southwest
