Description
Situated in a conservation area at the heart of Bampton, Grange Cottage is constructed of Cotswold Stone with Stonesfield slate roof. Grade II Listed, the property has origins dating to the 1600s with a later early 1800s addition to the front elevation and retains classic Georgian features such as sixteen pane sash windows and pretty lattice porch with tented lead roof. The reception hall, with flagstone floor and stairs rising to the first floor, leads to the reception rooms. The double aspect drawing room has a working fireplace. The dining room, with wooden floors, has a door to the kitchen. The kitchen/breakfast room has stone floor, exposed timbers. And fitted appliances include a gas Aga with electric companion hob and oven, dishwasher and fridge. Beyond the kitchen is a rear hallway which gives access to both the side door to lane and the rear garden, and there is a downstairs cloakroom fitted with a shower. To the rear of the property is a garden room/home office which leads to useful storage room and further WC. On the first floor are three well proportioned double rooms and a single bedroom and there are two bathrooms. On the second floor is a fifth bedroom, and access to useful attic space.
Outside, there are formal, well stocked gardens to the front of the property, and a pretty walled garden to the rear is south facing with a terrace area and a former stable provides useful storage. With an attached single garage, the property also has two parking spaces on Chapel Lane, with additional guest parking shared with neighbours.
Location
Situated at the edge of the Cotswolds, between Oxford and Cirencester, Bampton is sometimes described as a town because it was an important market town until the 19th century. Today it is designated a village, which boasts both an Italianate Victorian Town Hall and a village hall. Also renowned as the historic home of Morris dancing, the picturesque location was more recently featured as the fictional village of Downton in Downton Abbey.
With an active community enjoying numerous clubs and events, amenities in Bampton include a Coop mini-supermarket, butcher and deli, three pubs, two coffee shops, hairdresser and Post Office. It also has a primary school, doctor's surgery with pharmacy and a public library. More extensive facilities are found in facilities in Witney, Faringdon, Oxford and Cheltenham.
The area offers an excellent range of both state and independent schools including Bampton C of E Primary, Henry Box Secondary school in Witney, St Hugh’s and Abingdon preparatory schools, Cokethorpe, St Helen and St Katharine, Abingdon School as well as the numerous renowned Oxford schools.
