Detached baptist chapel

Many character features
Overlooking the village green
Langley baptist chapel - the property consists of an irregular shaped parcel of land extending to about 0.6 of an acre, contained within is a detached chapel believed to date from 1828 as noted on a foundation stone, although we believe the present chapel was built around 1892 with later additions in the mid-20th century,
The building is surrounded by cemetery on two sides and bordered to the rear by natural hedgerow and tree-line. The chapel itself is broadly divided into 3 sections; the main chapel which is mostly full height and vaulted through to an attractive timber lined ceiling with exposed cross-members, with 6 windows on two sides drawing in natural light and an attractive herringbone laid timber flooring.
An entrance/reception area is divided from the main chapel area by a timber folding partition and stairs which rise to a mezzanine floor overlooking the main chapel area. In addition, a service room at the back of the chapel consists of a fitted kitchen, separate cloakroom and door opening to the outside.
Agent's notes: We have assumed the property would be deemed to fall Class F - Local Community and Learning - of the current use-class order under the Town & Country Planning Act 1987. Class F1 relates to learning and non-residential institutions including places of public worship for religious education.
Permitted development may allow a change of use to another in Class F including the provision of educational, display of artworks, museum, public library or as a public exhibition hall. We have assumed that any other change of use including residential conversion would require a planning consent. The suitability of the property for an alternative use is also potentially likely to be affected by the presence of the cemetery as there would be an obligation upon a potential purchaser to allow the opening up of some of the existing graves for burial and allow reasonable access and use of cemetery to the south.
As the current owners are a registered charity, the agreed sale must meet a certain criteria. As a result, we are not able to accept an offer conditional upon the property being removed from the market and all the investigations regarding change of use must be undertaken by the purchasers.
Langley (upper & lower green) are popular hamlets, with an inn. The village of Clavering, 3 miles distant offers further facilities including village shop, inn and primary school etc. The market town of Saffron Walden lies some 8 miles away and offers a range of shopping, recreational and educational facilities. There is a mainline railway station at Wendens Ambo (Audley End) close to Saffron Walden with regular services to London’s Liverpool St. Access to the M11 can be gained at Duxford (J10) to the north and Stumps Cross (J9) and at Bishops Stortford to the south.
