Introduction & Exterior
This fabulous home on the fringe of Dordon bordering Polesworth will be of high interest of first time buyers and those seeking catchment for The Polesworth School. The property has far-reaching views from the first floor that stretch over North Warwickshire and into neighbouring Leicestershire.
The house holds an elevated position set back from St Leonards View behind a front lawn, and a driveway that provides off-road parking for two cars in tandem. Viewers will immediately note two entrance doors, with the left providing access to a store room that was originally the front part of the garage. More about the converted garage below. An outdoor tap and exterior power points are fitted on the front of the house.
To the right of the house is a secure gate that opens to the side passage leading through to the rear garden. Midway along the passage is an exit door from the kitchen and a handy low level cupboard that makes excellent use of the void below the staircase.
The rear garden begins at ground level with a flagstone patio that provides one of the options for an outdoor furniture set. The garden rises from the patio with steps to the lawn and slate areas before it rises again to the decking, offering the second spot for furniture. The decking has lighting set within. A large shed to the right of the decking has power and lighting installed. Tall wooden fencing is erected to the boundaries.
Ground Floor
Guests enter the home into a long hallway that has plenty of space for guests to remove coats and shoes. From the hallway there are doors leading off to the kitchen, laundry and lounge, with an opening before the stairwell to a deep closet.
The kitchen is at the front of the house and features a suite fitted to the front of the room with the stainless steel sink mounted in front of the window looking out to the frontage. To avoid repetition, all exterior doors and windows are double glazed. The kitchen includes a cooker with electric oven and gas hob. This may be staying depending on the seller’s onward purchase. The washing machine and tumble dryer spaces are available in the room on the opposite side of the hallway, the laundry. The laundry has been created from the rear of the garage and is also good for further storage.
The final room on the ground floor is the large lounge with dining area. This room spans the full width of the house and features a set of French doors that open out to the patio. At the left of the room is a chimney breast that has been blocked off and has an electric fireplace mounted in front. A sofa suite and family dining table can easily be positioned in the lounge.
First Floor
Guests make their way up the winding staircase to a gallery landing that is ideal for those who like to showcase artwork and family photography. From the landing there are doors leading off to all three bedrooms and the family bathroom.
The family bathroom is an exceptional suite that comprises of a bathtub with screen and storm shower fitted above, a toilet, pedestal wash basin and a chrome heated towel rail. Behind the bathtub is a void housing the pipework where two cleverly installed cabinets are in place. The suite is perfectly complemented by attractive tiling applied to the walls.
The bedrooms could all be considered as double bedrooms, with the smallest at the front being of a size that could be considered a large single or small double. It is from this room where the best views are found. Bedrooms one and two are good sized doubles with fitted furniture included.
Nb - room sizes are shown at the bottom of the page.
Transport links
As mentioned at the top, St Leonards View is on the fringe of Dordon as it borders Polesworth. It is roughly a ten-minute drive from Junction 10 of the M42, via the A5. This gives great commuting links away from the area to places like Birmingham, Coventry, Nuneaton and Lichfield. B-roads lead through the Staffordshire & Warwickshire countryside to provide alternative rural routes to bypass rush hour for Tamworth & Atherstone.
The nearest train station to this home is Tamworth Railway Station which has split level platforms offering services to all major UK destinations including Birmingham & London.
There is also a regular bus service to Tamworth Town Centre & Nuneaton available from nearby Dordon Road. Tamworth is the closest major location by bus and from there are many bus services offering access to other major towns and cities.
Schools & amenities
Viewers with children will be delighted to learn of the quality of the two catchment schools. The Polesworth School (Secondary) is very close being on Dordon Road, and is well renowned across the local region. Birchwood Primary is less than a quarter mile walk from this home. Although this information has been checked with the website, as with all properties, we advise that prospective buyers make their own enquiries with the local authority to confirm catchment.
By taking a short drive / walk into Polesworth, there is a row of shops on Bridge Street that include convenience stores, beauty salons, takeaway outlets, a pharmacy and other local businesses. There is also a handy petrol station on nearby Tamworth Road. Travelling towards Dordon there are also more shops including a large Co-operative convenience store.
