Why you’ll like it:
Far quieter than its fashionable location may suggest, this beautiful terrace of historic properties has a real sense of community as once discovered, people tend to stay. Set up and back from a quiet street behind a tiered front garden with space for a bike store, new life breathes through this grand Victorian townhouse with a thorough make-over and good quality flooring installed– but its period charm remains intact. A labour of love, skilled improvements have been unfailingly sympathetic and begin in the inviting hallway, painted in the classic tones of Farrow & Ball, where the ceiling height is unspoilt and oak underfoot gives guests, children and pets free reign to roam.
Full of light, the classic living room has a broad bay window at the front. Raised above the street with ample space for sofas, guests can relax unseen and enjoy the graceful proportions and period fireplace, where modern tiling and floating shelving to one side deliver a subtle contemporary tweak.
Next door the dining room offers an elegant dining experience as well as a comfortable spot from which to work from home. The stately fireplace is painted with bespoke shelving to one side and the views across the outside seating area of the patio means the space is totally private.
Past plentiful under stair storage, the kitchen breakfast room is a design-led beauty with brushed brass fittings, a great finish and practical layout. Custom coloured units are topped by quartz working surfaces and opening to the patio, the space is bright, inviting and perfect for informal entertaining. High spec, a five ring Hisense gas hob and Bosch electric oven are integrated within a chimney breast beneath a hood, there is plumbing in place for a dishwasher, and there’s designated space for a family sized fridge freezer.
Outside, the garden is also thoughtfully organised with a large dining terrace level with the kitchen which has lighting, a water source and a large storeroom (where you will find the boiler). Stone steps rise to a spacious, west facing garden which offers both sun and shade with a mature fig and apple tree. If you wanted, this fenced level could be made even more child and pet secure by adding a gate at the stairs, and safely at the far end of the lawn the owners are prepared to discuss the timber play equipment.
On the first floor, all of the bedrooms are generous double rooms, offering a rare choice of principal bedroom. The first of the double bedrooms has plenty of character with a bespoke fitted wardrobe by the period fireplace, a restful colour choice and looking over the garden, it is a quiet and comfortable retreat. Next door, the second double room also has a pretty fireplace and leafy, garden views. Sweetly decorated for a child there are alcoves for wardrobes with some shelving already in place.
At the front of the house, the third, big, bright bedroom is a dream come true with a broad bay to bathe the room in morning light. With calm decoration and the graceful proportions only period properties can deliver, it is a welcoming refuge with plenty of space to share. By it, the light, airy bathroom has space for both a bath and a separate walk in shower. There’s an historic influence with painted panelling, classic suite and a traditionally styled dual head shower, but there is nothing old fashioned about the meticulous finish which includes stylish non-slip flooring.
Agent’s Thoughts:
“This is a popular area full of professionals and families where you are never far from fresh coffee and a croissant -or a bistro pub. The Level, which hosts events in the arts festivals, fashionable open air market and legendary North Laine are a short walk, the sports facilities and fun runs of Preston Park are a 15-20 min stroll or a few mins by car, and local buses take you straight into or out of the city.”
Owner’s Secret:
“We wanted a family house between the sea and the countryside, but needed to commute - London Road Station’s a 10 min walk, Brighton Station is 8 mins by cab (20 on foot) and the A27/A23 are just minutes away -so those boxes were ticked! When we turned into this Victorian terrace we fell for the quiet surrounds and the beauty of this period house which is set up and back from the street, making it very private. Inside we wanted an easy flow with versatile rooms to spread into whilst keeping the light, inviting nature of the house and we didn’t realise how sunny the garden is in summer!
We have loved bringing the house back to life – it’s been a beautiful home for our young family. We’re surrounded by parks with sports facilities and playgrounds – 3 in the same parking zone- and it’s great to stroll to London Road for fresh produce or restaurants in the North Laine and often meet friends at the cafés at Fiveways for breakfast on Sundays. There really is a friendly community here and with local buses, you won’t always be dependent on a car.”
