 i’ve lived at Beatty Rise for 7 happy years now – my first solo house having moved away from my family home as part of my first job.
The neighbourhood is quiet but with a good mix of all ages including families and i’ve always been made to feel very welcome in the community. There are several families whom I will sorely miss, but i’ve just had an external promotion to a completely new part of the country, which is the only reason why i’m selling.
Within walking distance, there is a strong mix of local amenities, including convenience stores, a baker’s, beauty, hairdressers/barbers as well as pubs, restaurants and a library. Beatty Rise is conveniently located by the M4 which offers easy access to London and a short 15 minute drive into Reading town centre.
I love my house and have made small improvements to update the look, including the panelling down the entrance corridor and on the first-floor landing which i’m particularly proud of and which modernises the house.
The front room was used as my office space where I worked during Covid - the shrubbery in front of the house offers privacy, although there is a wide-open space beyond them anyway. There is also built in under stair storage in this room.
I am a keen cook and the kitchen is a dream – plenty of surface areas to prep and a huge cooker! I’ve created a coffee nook in the corner which works well for me with the flow of the rest of the kitchen. There is plenty of storage and room for a dishwasher and a washing/drying machine too.
The downstairs toilet is deep enough and very convenient to store things like brooms, bucket/mop and the hoover.
I love the stair banisters, but I would say that as I stripped and repainted them to update the house, creating a more modern look – the wood handrail really pops now. With the exception of a couple of signature walls, most are a crisp white which keeps the feel of the house light, open and airy. On the first floor, there is a double bedroom which is generously proportioned to the front of the house, with a landing deep enough to create storage or a workspace should you so wish and to the back of the house sits a very spacious lounge area. I have an L-shaped leather sofa as well as an occasional chair and plenty of storage across the whole of the TV wall with cupboards surrounding the fireplace. There are 2 large windows with Juliette balconies overlooking the back garden which allows you to keep them open during the summer months. Another of my favourite rooms – formal enough to entertain and yet an informal layout which allows you to relax in front of the TV which i’ve hung on the wall above the fireplace. In the winter, it’s so cozy with the curtains shut and the fire on, yet bright and airy during the summer months.
The master en-suite is at the top of the house towards the back, with 3 Velux windows allowing a gentle breeze in the warm summer months, and I have modernised the en-suite which I love in the same black and white tones, with lots of greenery.
There is plenty of storage built within the corridor which I use as my linen cupboard.
Along the top floor, there is also another spacious double bedroom with a dormer window looking out the front of the house and also a family bath with shower room. There is also an attic, although i’ve never needed to use it myself.
The garden area is not my forte, so I have kept it as it was – there is a small patio area where i’ve spent many an evening entertaining over the fire pit.
This is a great family home and I know that you will enjoy living in the community as the area offers a wide variety of things to do, coupled with a safe and friendly area to live with something available for everyone’s tastes.
I would be happy to discuss selling the soft furnishings and furniture as part of the sale of the house because all the furniture has been chosen with the house in mind and works really well there.

This is such a great house with a huge amount of space for the price! Firstly, on the ground floor you've got a lovely entrance hall, study to the front, and an all important downstairs WC. At the back of the house you'll find the kitchen diner opening into the garden and with a beautiful light & airy feel. Heading up to the first floor, there's a lovely landing area with the living room & third bedroom either side. The living room, with two Juliet balconies overlooks the garden, and the third bedroom spans the width of the house to the front. Heading up again to the top floor, you'll find a family bathroom & two more double bedrooms, one of which is en-suite with fitted wardrobes & skylights. The house is beautifully & stylishly decorated throughout.
To top it all off, there's a low maintenance garden with rear access, a garage, two allocated parking spaces and no onward chain complications!

If you’re looking for the perfect blend of countryside charm and everyday convenience, Spencers Wood really delivers. Surrounded by greenery, it feels wonderfully peaceful, yet you’re still close to everything you need. The village has a lovely community feel with local amenities including a post office, convenience store, and a couple of great pubs just a short stroll away. You’re also near Shinfield and Lower Earley for even more shops, eateries, and pubs. Commuting is a breeze too, Junction 11 of the M4 is just minutes away, there are regular bus routes into Reading and Wokingham, and the nearby Green Park station makes getting into London nice and easy.
