The gardens that surround the property have been beautifully landscaped and have created a wonderful nature habitat. 9 Victoria Road is completed in a combination of exposed stone and white painted stone, all of which is neatly presented under a dark grey slate roof.

    Gardens
Via a personal gate to a paved pathway that winds its way through the front gardens and up to the front door of the property. Twin leaf gates provide access to vehicular hard standing and parking. The front gardens are to a gentle gradient and are laid to a combination of paving stone, gravel, beds and bushes. The gardens have been developed with wildlife in mind with an established pond, mixed hedging, hornbeam and wild roses, plantings of dogwood and forsythia attracting many birds like goldfinches, kestrels, swallows and more.

The rear gardens can be accessed either side of the property and at the lower level to the rear of the house, there is an excellent alfresco sitting, dining and entertaining area sheltered by a gazebo. The rear gardens have been carefully considered with well-crafted pathways leading to various zoned areas throughout the gardens. A mature woven willow hedge, maintained beds, bushes and planted flowers provide all year round interest and colour, raised soft fruit and vegetable beds bounded by tiered contemporary raised corrugated metal beds, staggered up the slope to the Summerhouse/viewing deck. A large hexagonal glass greenhouse/summerhouse offering fabulous wide open views to Roseneath point, the Lomond Hills and the merging of the three lochs into the Firth of Clyde.

The back perimeter of the gardens are a combination of mature beds, bushes and semi ancient woodland which in turn invites a great deal of wildlife such as red squirrels, owls, hedgehogs, toads and more. This rear garden 'wild wood', offers a multitude of opportunities.

Exiting the rear of the garden leads to paths and tracks through a mature mixed woodland. Eventually leading to the golf course, to the South or the Holiday Village, Holy Loch and Sandbank Marina to the North.

    Situation
9 Victoria Road is situated just off the A815 on Victoria Road about 0.5 miles to the north of the Western Ferries Cowal terminal at Hunters Quay.

The centre of the bustling town of Dunoon is only about 2.1 miles ( around a 5 minute drive) to the south. Dunoon is the main town of the Cowal Peninsula and has a complete range of shopping, leisure and professional services.

The town has a good range of welcoming pubs and restaurants, a library, hospital, secondary school, theatre, cinema, swimming pool and leisure centre. There is a primary school in Sandbank. Some children in the area attend the independent school of St Columba’s in Kilmacolm and a private bus service is in operation from Gourock.

Located on the scenic Cowal Peninsula in Argyll, 9 Victoria Road is only a short drive from both the Caledonian McBrayne and Western Ferries terminals from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt.

Dunoon is the gateway to the Loch Lomond and Trossachs National Park and can easily be described as having some of the most dramatic and picturesque scenery in the west of Scotland, it is indeed an outdoor enthusiasts playground.

As with most parts of Scotland, one is never too far from a golf course and Dunoon is no exception - the district having three challenging courses.

The expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways.

Sea fishing is available on the Firth of Clyde and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district, the River Eachaig and the freshwater Loch Eck only a few minutes’ drive to the north.

Some of the local estates can, by arrangement, offer rough and commercial shooting as well as opportunities to stalk for roe, sika and red deer.
