Modern 1-Bed Flat In Riseley Village With Parking, Long Lease & Great Access To M4 & Reading
Seller’s View
i’ve really loved living in Riseley. The flat was perfect for me as a first-time buyer - it had everything I needed, and it’s been so handy having the farm shop, book exchange, and pub right on the doorstep.
It’s felt great having open space around me and countryside walks nearby, but i’ve also appreciated being just 10 minutes from town by car. The flat itself has been brilliant to live in - modern, comfortable, and with all the space and features I needed.
Jack’s Comments
What stands out to me about this flat is the combination of lifestyle and value. You’re in Riseley Village, which feels peaceful and rural, but you’re not isolated. You’ve got the farm shop, local pubs, and Wellington Country Park all within walking distance, plus easy access to the M4, Reading, Wokingham, and even London. It’s ideal if you want a quieter setting without losing those key connections.
The flat itself was converted in 2018, so everything inside still feels modern and up to date. The open-plan layout makes the most of the space, and there’s a really nice amount of natural light throughout. You’ve got a double bedroom, a good-sized bathroom, and the finish is clean, simple, and ready to move into.
With a 118-year lease and communal parking included, it’s a great option for a first-time buyer, someone looking to downsize, or even a buy-to-let investor who wants something that’s low-maintenance and easy to rent out.
For £175,000 in a village location like this, it’s really good value, especially compared to what you’d pay closer to central Reading. It’s one of those spots people are pleasantly surprised by when they come to view, and I think it’ll be the same for the next owner.
Area View – Riseley Village
Riseley is one of those hidden gems that offers a real sense of countryside living while keeping you connected to the essentials. It’s a small, welcoming village on the Hampshire–Berkshire border, surrounded by open green space, walking routes, and characterful homes, perfect if you’re looking for somewhere peaceful without feeling cut off.
Locally, you’ve got some great lifestyle spots on your doorstep - Wellington Farm Shop, village pubs, a charming book exchange, and the popular Wellington Country Park, ideal for walks, coffee stops, or weekend exploring.
Despite its rural feel, Riseley has excellent links. The M4 is close by for quick access to Reading, Wokingham, Basingstoke and beyond. For commuters, Reading station puts you into London Paddington in under 30 minutes on the fast train.
It’s a village that suits a variety of people, and anyone wanting a quieter pace of life while keeping city connections within easy reach.
