description: 6.25 acres of prime future development land located in the heart of the village centre of Halland East Sussex situated within reach of all of the amenities, including pavements, shops and pub etc, as well as public mainline bus routes in all directions.
With direct bus routes to Lewes, Uckfield, Brighton, Heathfield and Eastbourne, all with mainline train stations, this land is strategically located for all sorts of commuters, including those for London.
The land is currently divided into a number of grazing meadows and parts of it over the years have already been developed.
We consider this land as ideal future development land within the next 10 years or even sooner with the correct applications being submitted.
In our opinion, the land is more suited to luxury development than high density, although it could well accommodate a large amount of housing possibly subject to planning.
East Hoathly Village has already seen a large amount of housing granted permission, so it is quite possible Wealden’s hand may also be forced under a planning appeal to central government for the logical development of this 6.25 acres of centrally located land to be finally granted planning also.
The boundaries are mature hedging to all sides and fencing behind the existing houses.
The land could also be used for horses and sheep etc and it is likely stabling would be granted permission if sought.
Location: Situated in the heart of Halland Village between three roads, this land has gated access and a further right of way access over another residential entrance. The existing five bar gated access leads off from the country lane behind the large triangle of 6.25 acres known as back lane. However, we understand the clients have possibly retained another access onto the land through an existing residential road. Furthermore, there are other accesses from the main highway that have been discussed as potential additional access points.
The village of Halland is strategically located as a crossroads point for Lewes / Brighton, Uckfield / London, Heathfield / Tunbridge Wells and Eastbourne. The main bus routes and roads also lead to the mainline train stations for London.
Local schooling in the area is well catered for with a choice of state and private, including Bede’s, Mayfield School for Girls, Eastbourne College, Brighton College, Battle Abbey, Uckfield comprehensive and 6th form college to name but a few.
The shopping facilities locally include Staverton’s, for fresh groceries etc, as well as a motel and a pub, in additional to the main route bus stops, all within easy walking distance.
More comprehensive shopping facilities can be found at numerous other towns mentioned nearby, including Waitrose, Marks and Spencers, Tesco etc.
