Location
Walford Road is one of Ross-on-Wye's most sought-after settings as much of it is set inside a conservation area, an expanse recognized for its historical significance, architectural heritage, and natural beauty. The town centre is around half a mile away from Deerhurst, and it is a short, level walk towards the high street; a particularly pleasing route leads past the tennis courts and through the churchyard. Ross-on-Wye offers an assortment of shops, supermarkets, independently owned boutiques, restaurants, welcoming pubs, reputable schools and various leisure facilities.
Ross also houses two gp surgeries and both of these, plus the local community hospital, are approximately one-quarter of a mile from Deerhurst.
Numerous spectacular woodland, riverside and country hikes are nearby, including the Town and Country Trail, Chase Woods, the John Kyrle circular walk, and The Rope Walk – the latter of which is an enjoyable stroll which leads alongside the River Wye.
Ross is also within easy access of major road networks. From Walford Road, the A40 is around 1.5 miles away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway is around two miles away and this gives good access to the M5.
The Home at a Glance
High hedging encloses the front garden, creating a sense of privacy. The main entrance leads into a spacious entrance hall, with two reception rooms located on either side. To the left, there is a bright and airy triple-aspect sitting room; a space that features a log burning stove - a staple of country life - within a stone fireplace and a slate hearth. The expanse also includes picture rails, a cased opening, and a set of sliding glazed doors to the rear garden.
On the opposite side entrance hall, there is a dining room, which includes an open fireplace as its main focal point. It also features picture rails and a serving hatch linking it with the kitchen. Plenty of light cascades into the dual aspect area, mainly through a bay window which frames a pleasing view over the front garden.
The kitchen features a tiled floor, solid wooden units and worktops, plus a Rangemaster cooker, which is complete with a five-ring gas hob and an extractor fan. The dual-aspect room also includes a 1 + 1/2 ceramic sink with a mixer tap, a pantry, provision for a dishwasher, and space for a fridge/freezer.
A door in the corner leads into a bijou utility room, which accommodates the British Gas boiler, and grants room and provision for a washing machine and tumble dryer.
A sliding door at the far end of the kitchen leads to a boot room, which features a sink and a door to the rear garden.
The ground floor includes a shower room, which carries a dual-headed corner shower, a countertop vanity unit, a WC, and a heated towel rail.
The staircase in the reception hall leads to the first floor, and the landing - complete with picture rails - splits into two wings. The east wing flows around in a loop, and - in this section - there is a dual-aspect double bedroom overlooking the rear garden, with the rolling hills and Welsh mountains in the far distance.
The second bedroom in this zone of the home is also dual aspect, but it overlooks the front garden. The room has picture rails and a door in the corner, which leads into a dressing room. A second door loops back around to the right-hand wing of the landing.
This segment of the home includes a light-streamed, dual-aspect double bedroom, which has a bay window framing the front garden. It is also equipped with fitted wardrobes across two sides of the room. The fourth bedroom, meanwhile, has a built-in wardrobe and offers space for a single bed or may otherwise suit as an office.
At the far end of the top floor, there is a cloakroom and a fully tiled bathroom, which includes a bath with overhead shower, a Victorian-style radiator/towel rail, and a pedestal basin with a mixer tap.
Outside, the front and rear gardens are predominantly laid to lawn. The rear garden also includes a patio terrace, a log store, and a handsome variety of well-established trees, shrubs, and blooms. In terms of parking, there is a generous driveway, a turning area, and a garage.
