About this property

Located in leafy Teddington, this three-bedroom house has been the subject of a thoughtful renovation by architect Toby Fletcher. Arranged across a single storey, its bright interiors are finished with understated paint colours. A generous open-plan living space unfolds onto a private walled garden, its pergola and barbecue area ideal for entertaining. An annexe is currently used as a study, and would also be suitable as guest accommodation. Teddington rail station is a 16-minute walk away, with regular services to Clapham Junction and Waterloo.

    The Tour

Set back from the street in a quiet residential neighbourhood, a paved driveway leads to a smart charred timber-panelled front door and facade. To one side, a neat curved wall surrounds the house, framing pretty silver birch trees in the secluded garden.

Inside, an expansive open-plan kitchen, dining and sitting area is flooded with light, care of oak-framed sliding glass doors that stretch across its length to frame views of the garden. Here and throughout the house, interiors are finished in a pared-back palette, with taupe-painted walls and hardwood floorboards. Overhead, a large skylight further illuminates the space, with spot lighting. On one side, a gently curved wall sweeps into the room.

Floor-to-ceiling cabinetry washed in black lines one wall in the kitchen, and an island with a polished concrete-style worktop has an integrated hob and sink. An alcove to one side has built-in open shelving, strip lighting and a brushed concrete countertop.

The principal bedroom is tucked at the rear of the plan, behind a beautiful oak door. One wall is occupied by a wide sliding glass door, which unfolds onto a paved terrace in the garden. On the opposite wall, there is full-height storage.

A curved archway leads from the sitting area to two further bedrooms, each filled with light from sliding doors that open onto a private walled garden at the front of the house. A shared bathroom has a dual washbasin and a bathtub with a reeded glass screen. A door provides access to the front garden.

In the rear garden, an annexe with glazed bifold doors is currently used as a study, and would be equally suitable as guest accommodation. It has a sink and fitted storage, and there is an adjacent shower room. A utility room accessed from the front of the annexe completes the plan.

    Outdoor Space

A generous walled garden sits at the rear of the house. A pergola with a barbecue area is perfect for entertaining, while a separate area leading out from the principal bedroom has a hot tub and an outdoor shower.

A walled front garden also provides opportunities for sitting out.

    The Area

Teddington is a sought-after, residential area in the London borough of Richmond upon Thames, with access to green spaces and an excellent selection of independent restaurants, cafés and boutiques. Local favourite eateries include Bade Teddington and Sidra, a traditional Lebanese restaurant. The Park hotel is also known for its excellent pub, a 13-minute walk from the house. For further shopping and dining options and larger supermarkets, Twickenham, Kingston and Richmond are also within easy reach.

The second-largest green expanse in London at over 1,000 acres, Bushy Royal Park is a short cycle away and home to diverse wildlife, including a herd of wild red and fallow deer. Created in 1925, Waterhouse Woodland Gardens is a thriving natural oasis filled with towering trees and meandering waterways. The former house of Henry VIII, Hampton Court Palace offers activities for the family and a programme of events all year round. A little further afield, the open spaces of Richmond Park and Kew Botanic Gardens are a short bus ride away from the house.

There are excellent schooling options in the area, both private and state-run, junior and senior. St Mary’s and St Peter’s CofE Primary School, St James’s Roman Catholic Primary School and The Mall School are well regarded by local families. There are plenty of brilliant education opportunities for older pupils, including Waldegrave School, Orleans Park School and Radnor House.

The area has excellent public transport. Teddington rail station is a 16-minute walk from the house, with regular services to Clapham Junction in 25 minutes and Waterloo in approximately 38 minutes. Heathrow Airport can be reached in around 25 minutes by car or 50 minutes by bus. There is easy access to the M3, connecting to the M25 and M4.
