For stations, you’ve got three to choose from in walking distance: Peckham Rye, East Dulwich and Honor Oak Park. Locals tend to grab any bus from Forest Hill Road (the end of your road) and treat it as a shuttle service to Peckham Rye Station.

In the front door and your own front door is straight ahead (there is just one owner-occupied property below you). Take the stairs here and from this half-landing area you have the property’s main sash-windowed bathroom to your right. This has a neat white suite.

To the rear of the house is your generous kitchen. This is bright (being pleasingly double-aspect) and nearly 15 feet by nearly 10 feet, neatly fitted out with timeless Shaker-style units. Our favourite nearby cafes are Cafe G (on the corner of The Gardens), and Cafe On The Rye.

Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months).

For social meets, Watson’s General Telegraph, The Herne Tavern and The Clockhouse are your closest public houses, in handsome Victorian buildings and with big outside areas.

Bellenden Road also isn’t far for top restaurants including Artusi, The Begging Bowl and Ganapati. Other strong dining options in SE15 include Banh Banh, Mr Bao, Levan and Peckham Bazaar. Mamma Dough, Babur and Nonna Maria in the Honor Oak area are also highly recommended.

As well as lots of local boutique gyms snd yoga/pilates studios, East Dulwich leisure centre is a short stroll away. Or/and you can sign yourself up for British Military Fitness workouts on Peckham Rye, or join the friendly throng of park runners each Saturday at 9am.

Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries.
