For those that have dreamed of the 'roses around the door' dream cottage, look no further or at least, take a good look at this, number 12 Manor Road in the pretty village of Bladon about twenty minutes drive North of Oxford.

This charming home was built about twenty years ago by a local company and is just one of three, arranged in an attractive circular design following the curve of Manor Road. With 1574 square feet, this is more house than cottage and importantly with a design layout that separates it from the normal 'cookie cutter' format found so often in modern homes giving this house a more individual and quirky (in a good way) 'feel'.

Quick note; this house is being sold and shown completely unfurnished. Because of this, I have had photos of the main rooms digitally enhanced to show them furnished to give those of you who - like me - have little to no imagination an idea of how they could look. It's also worth mentioning that the wonderful owners have had brand new carpets fitted on the first and second floors - such a useful thing to do when selling. So shoes off when you come to visit!

So, the first thing I noticed walking into the house was the hallway.... It's a good size, you make an entrance. The second thing I noticed was the way you're naturally drawn left into the kitchen/dining room which as you would expect from a modern home is well equipped but it's also a good contender to become the main gathering room for family and friends.

Then across the hallway, we have the main sitting room which extends from front to back and has the option to be separated into two spaces if required.

Then upstairs to the first floor and the bedrooms. Now, full transparency here. For the purposes of the property portals (Rightmove, Zoopla etc) I have said this is a four bedroom house which is not strictly true. This is a house for those needing three bedrooms plus another small room for a study, occasional bedroom, studio, that sort of thing. It's worth pointing out that the current owners found a great use for this room - as a nursery when their children were very little, utilising the lovely large attic room as a bedroom and with the direct stair access, they could be on hand at a moments notice. Please look at the floorplan and make sure it fits your needs. Even better, come and see it for yourself.

Otherwise, we have two lovely double bedrooms with fitted wardrobes, the main with shower room en-suite and, and a separate bathroom on the first floor then on the second floor we have my absolute favourite space which is this fantastic, full length curved attic room offering so many possibilities. I've had the digital enhancer people show it as a grown up bedroom and a childs room but the potential uses are many; office, media room, play room etc etc.

Storage; worth a mention are the two store cupboards in the house, one on the ground fooor under the stairs and another on the first floor - I am always told that you can never have enough storage!

So that's more or less the house. It has gas central heating, double glazing and an EPC rating of D with a potential to raise this to C.

Outside to the front is a pretty (in the Summer) flower bed frontage and on the other side a level lawned garden which leads out the back to the garage. This last is worth a mention as it is a reasonable size garage with eaves storage and additional parking space for two cars in front - important for visitors!

If you don't know Bladon, this is a charming village of traditional Cotswold stone houses and buildings and of course.... It's very peaceful. It does have a village pub and church. Importantly (to some), Hanborough Station literally a mile away - you could cycle or even walk - with trains to London Paddington taking just over an hour.

Now, in case you hadn't noticed, Bladon is slap bang adjacent to Blenheim Palace and its beautiful parklands. There's more; the village has it's own entrance directly into the the park and my clients tell me they would take their children to the pleasure gardens childrens play area and cafe nearby.... Happy times indeed! On the subject of small children, Bladon has its own Primary school a short walk from the house and through the churchyard where, incidentally, Winston Churchill is buried! There's more than meets the eye in this small village and if you'd like to know the full story, it really is worth Googling 'Bladon Conservation Area' and clicking on the West Oxfordshire District Council link which will take you directly to an informative PDF.

And then of course the lovely town of Woodstock is only a couple of miles away, a 7 minute drive according to Google maps. A town that really does have quite a lot of everything for everyday needs.
